Maintenance Assistant Essential Job Functions

• Must be able to think and solve problems independently and as a team. Troubleshooting skills a must.
• Perform daily building inspections which will include the repair and / or installation of many items, such as and not limited to : Concrete, electrical, plumbing, tile, HVAC units. Wheelchairs, electric Hospital beds, building construction, etc..
• Standardize the methods in which work is accomplished.
• Coordinate daily maintenance services with other departments as needed, including painting.
• Ensure that maintenance schedules are followed as closely as practical.
• Interpret department policies and procedures
• Ability to operate a variety of electrical and cordless hand tools, saws, gas powered devices.
• Considerable amount of time spent standing and / or walking. Some climbing, kneeling, crouching, bending, stretching, on knees, crawling and balancing.
• Create and maintain an atmosphere of warmth, personal interest and positive emphasis, as well as a calm environment throughout the facility.
• Receive work orders via electronic or in document form and complete in timely manner
• Daily rounds within the facility to ensure exits, main corridors and halls are kept free of obstructions.
• Monitor building temperatures with WIFI devices throughout facility and temperature testing devices. Maintain AHCA regulated temps at all times
• May be asked to Participate in AHCA, OHSHA, DOH and NFPA Inspections
• Endure outside areas are kept clean and free of any safety hazards.
• Complete maintenance PM’s as they become due.
• Check cooling towers for proper water levels. Check running conditions of all pumps and fans associated with this equipment
• Ability to work on the rook while inspecting exhaust fans, Air handlers and fresh air machines
