Job Summary

The Purchasing Agent is responsible for sourcing, onboarding, and managing trade partners while supporting day-to-day purchasing operations in their assigned market. This role ensures competitive pricing, accurate budgets, and reliable trade coverage to help deliver homes on time and within cost targets.

The Purchasing Agent will work closely with builders, vendors, and the Director of Purchasing to maintain cost control, manage construction velocity, and support market growth initiatives.

Key Responsibilities

Serve as the primary contact for all trade partners and vendors.

Build and maintain strong relationship s to ensure reliable trade coverage.

Source and onboard new trade partners to support community expansion.

Negotiate vendor and trade pricing to maintain competitive cost structures.

Maintain and update budgets for assigned communities.

Review and verify all purchase orders and work orders for accuracy.

Support builders with purchasing needs and resolve field-related issues quickly.

Conduct mid-build budget reviews and final cost reconciliations.

Monitor long-lead items and communicate proactively with vendors and field teams.

Performance Expectations / KPIs

Homes completed within 0.5% of the original budget.

100% completion of mid-build budget reviews (Framing, Insulation, Tile).

Reliable sourcing and retention of trade partners to meet community needs.

Effective management of Cost of Sales and Price Per Square Foot.

Skills and Qualifications

Ability to read and interpret blueprints.

Physical Requirements

Frequent use of hands, fingers, and vision for computer and document work.

Regular communication via phone and in person.

Occasional standing, walking, and lifting up to 20 lbs.
