The Project Manager is jointly responsible, along with the superintendent, for driving projects to completion on time and within budget, while providing an exceptional experience for clients, as well as design and subcontractor partners.
Responsibilities include :
- Coordinate all activities with the Superintendent and project team.
- Manage all project finances.
- Organize, understand, and maintain up-to-date contract documents.
- Prepare the project construction schedule in conjunction with the Superintendent and subcontractors.
- Coordinate the final project budget and oversee its implementation.
- Issue all subcontracts jointly with estimating team members.
- Maintain a master submittal schedule and log.
- Conduct regular owner and subcontractor coordination and preconstruction meetings.
- Address and resolve all project-specific issues.
- Assist in implementing on-site quality control and safety procedures.
- Support the implementation of lean planning and scheduling processes.
- Review and process all subcontractor RFIs and RFPs.
- Prepare and obtain approval for all Owner Change Order Requests.
- Manage subcontractor Change Orders and related budget revisions.
- Prepare and distribute monthly Owner payment applications.
- Oversee project administrative logs and close-out activities.
- Promote a safety-first mindset among all project personnel.
- Manage multiple projects at various stages of completion.
- Manage project engineers or assistant project managers, providing oversight, guidance, and mentorship.
- Supervise three or more employees.
- Foster a team culture aligned with the company's mission and values.
