Real Estate Development Acquisition Associate
Pay range : $70,000- $90,000 depending on experience
We are seeking a highly motivated and detail-oriented Development and Acquisition Associate to join our real estate development team. The ideal candidate will support the sourcing, underwriting, and execution of new acquisition and development opportunities in Senior Housing, including Assisted Living Memory Care, Independent Living, and Active Adult projects. This role is critical to expanding our pipeline and ensuring successful execution of investment strategies.
Key Responsibilities
- Deal Sourcing & Market Research
Identify and evaluate acquisition opportunities through broker networks, direct outreach, and market research
Analyze market conditions, demographic trends, and competitive landscapes to inform investment strategyFinancial Analysis & UnderwritingDevelop, maintain, and refine detailed financial models and pro formas for potential acquisitions
Conduct sensitivity analyses and scenario testing to assess deal risk and return metricsAssist in preparing investment committee presentations and supporting materialsDue Diligence & Transaction SupportCoordinate third-party consultants (e.g., environmental, engineering, appraisal, title, zoning)
Review legal documents, entitlement / zoning approvals, and site-level diligence materialsSupport negotiation and execution of LOIs, purchase agreements, and joint venture documentsCross-Functional CollaborationPartner with internal teams (development, finance, legal, and construction) to transition acquisitions through the development lifecycle
Provide timely market and deal updates to team members across departments to maintain alignment and transparencyQualifications
Two to three years' experience in a commercial real estate role preferredBachelor's degree requiredInterest in real estate acquisitions, development and private equityStrong proficiency in Excel financial modelingExceptional analytical, organizational, and communication skillsAbility to excel and stay organized in a fast-paced environmentDetail-oriented, self-starter, and team player with a strong work ethicHigh ethical standards, sound judgment, and integrity in all professional dealings; committed to transparency and fairnessCompensation & Benefits
