SUMMARY
This position is responsible for all duties pertinent to the day-to-day cleaning and groundskeeping of the assigned property(s). Duties include, but not limited to, maintaining the upkeep of common areas, entryways, and shared spaces. Maintenance of the grounds includes, but not limited to, watering of ornamental plants and flowers, shoveling, sweeping of parking lots, paved areas, and walkways. ESSENTIAL JOB DUTIES
Maintain exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following :
Clean laundry rooms daily and vacuum buildings and foyers as neededCheck light fixtures and bulbs and clean and replace them when neededRemove trash cans from common areas and prepare trash areas for pick up, including keeping them free of garbage, furniture, and all other debrisPick up trash from the grounds and keep indoor and outdoor common areas neatSweep sidewalks and curbs and shovel walkways and sand / salt icy areas in the winter monthsLeaf-blow the grounds when neededWater, weed / prune, mulch, and occasionally plant lawns, trees, shrubs, and flowerbedsKeep recreational and pool areas clean and free of debris and assist in setup and takedown of patio furnitureWalk property at regular intervals (daily) to ensure resident / tenant property rules are being followed and that the property is clean and orderly and in good maintenance conditionKeep storage areas clean and ensure supplies, parts, and equipment are cared for properlyComplete paint touch-ups in vacant units and common areas when requestedAssist with removal of abandoned property in vacant units, storage units, and garages as neededAssist the maintenance team when neededMaintain a positive, respectful, and professional manner with all residents, vendors, fellow employees, and the publicComply with all safety program requirements and work to promote safety in the workplaceAll other duties as assigned by the Property Manager or Maintenance SupervisorQUALIFICATIONS
Education and Experience :
Must be at least 18 years of agePrior experience in maintaining grounds of a large residential property preferredKnowledge of cleaning and lawn care productsRequired Skills and Abilities :
Fluent in English and skilled in oral and written communicationAbility to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the publicDecision-making, problem solving, and time management skillsAbility to organize tasks in order to accomplish assigned work as quickly and as efficiently as possiblePhysical Demands :
Must be able to work in a physically demanding environment. Must be able to quickly and easily navigate the property / building as required to meet the job functions, including climbing stairs and walking the hallways and common areas. Continuous bending, stopping, reaching, twisting, lifting, pushing, pulling and moving through-out day. Regular lifting of more than 20 lbs. and frequent lifting of up to 80 lbs. with assistance.

Work Environment : On property, property grounds, apartment units
