SUPERVISOR VP, Technology & Administrative Services
BASIC FUNCTION
Responsible for the overall operation and financial success of property in accordance with
established policies, procedures and standards.
MAJOR RESPONSIBILITIES / TASKS
1. Supervise maintenance, security staff and contract vendors.
2. Perform lease administration duties.
3. Develop operating and capital budgets.
4. Establish and administer estimated / actual pass-through expenses.
5. Perform and monitor collections / coordinate default proceedings.
6. Prepare property financial reports.
7. Coordinate real estate tax review process.
8. Assure optimal functioning of building systems.
9. Administer environmental / energy programs.
10. Maintain personal contact with tenants to ensure relationships.
11. Perform and develop comprehensive inspections.
12. Investigate and resolve security related incidents.
13. Coordinate insurance requirements for property and vendors.
14. Ensure adherence to management standard operating procedures.
15. Evaluate service contracts; prepare specs, bids, and negotiate.
16. Field, track, and respond to service requests.
17. Participate in appropriate professional organizations.
18. Monitor budget variances and report.
19. Code and approve property invoices / expenses.
20. Prepare monthly rent roll maintenance and tenant billings.
21. Enter cash receipts, reconcile A / R.
22. Perform other related duties as directed or required.
SUPERVISORY RESPONSIBILITY
General supervision of building engineer, contract day porter and security officers.
INDEPENDENCE / SUPERVISION RECEIVED
Duties are performed independently to achieve assigned objectives; however, methods and
procedures may not be specifically defined. Employee may be required to develop or research
appropriate methods and procedures to be used.
GENERAL QUALIFICATION REQUIREMENTS
Knowledge and Experience : Requires concentrated understanding of a specialized area of
knowledge normally acquired through four years of high school, plus 1 to 3 years of college or
vocational school and 5-7 years of experience.
Skills and Abilities : Ability to understand and follow oral and written instructions and to deal
effectively with other TMA employees and tenants. Must be organized, have excellent interpersonal
and communication skills. Knowledge of property management is essential. Ability to plan work,
determine courses of action, and deal effectively with members and the public.
