Facilities Maintenance Supervisor

Consults with management to achieve department goals and objectives. Oversees team responsible for the specialized, trades maintenance and operations of multi-purpose commercial and residential buildings and local sites to include, Electrical, HVAC, Plumbing and Painting personnel. Prioritizes daily operations and work plans. Assists in staffing including hiring, training, staff development, evaluation and performance management. Purchases equipment and supplies. Adheres to departmental policies and procedures, ensuring compliance with regulatory, building code and safety requirements.

Major Responsibilities & Duties :

  • Oversees the daily operation and assignments for the facilities specialized trades teams.
  • Inspects work in progress, making daily building rounds to check on progress and schedule objectives.
  • Confirms work order system is continually updated, reporting progress towards department goals and objectives.
  • Initiates requisitions for materials and supplies, ensuring team has materials to perform work in a timely manner, and provides best value to the organization.
  • Inspects facilities to ensure compliance with local, regulatory, and building code requirements.
  • Reviews the On Demand and Preventative Maintenance required, schedules work to be done, creates and assigns the work orders as needed to balance staffing and end user requests.
  • Provides timely repair of equipment to ensure smooth and proper operation.
  • Implements and maintains a Preventive Maintenance Program.
  • Completes employee performance based evaluations and establishes annual goals.
  • Onboards new employees and trains both new and current employees.
  • Coordinates facility construction and improvement projects as needed.
  • Collaborates with Supervisor General Maintenance and Property Manager to ensure service is timely, high quality and effectively communicated with end users.
  • Assists the Manager with budgeting, both operating and capital improvements.
  • Maintains accurate facility records and prepares reports for management as required.

  • Ability to organize skills to maintain overall effectiveness in the day-to-day maintenance operations.
  • Ability to communicate concisely, both orally and in writing.
  • Ability to interact and problem solve with others.
  • Strong organizational skills and ability to work independently.
  • Ability to implement and maintain Preventive Maintenance Program.
  • Ability to attend periodic training, continuing education seminars and belong to related associations to keep up on new innovations.
  • Ability to apply knowledge of OSHA, Environmental Protection Agency and regulatory standards and guidelines.
  • Ability to apply knowledge of budget preparation and ability to adhere to budget guidelines.
  • Ability to apply skill in maintenance and repairs; general carpentry, electrical, heating, ventilation and cooling; air handling and plumbing systems.
  • Required Qualifications :

  • High school diploma or equivalent required.
  • Minimum of two years previous supervisory experience required.
  • Minimum of 5 years' maintenance experience in an educational or healthcare campus setting required.
  • Working knowledge of electrical, HVAC, plumbing and painting skills required.
  • Ability to be on-call (continuously or rotationally) to provide support required.
  • Available to work evenings, weekends, and holidays if needed required.
  • Possess a valid driver's license with a good driving record required.
  • Pass an annual Motor Vehicle Registration (MVR) check required.
  • Preferred Qualifications :

  • Technical degree in Electrical, HVAC or Plumbing preferred.
  • Electrical, HVAC or Plumbing license preferred.
  • Previous experience with Work Order System such as Service Now preferred.
  • Zone Maintenance model experience preferred.
  • Physical Requirements, Equipment Usage, Work Environment :

  • Heavy physical demand level : Occasionally (0-33% of shift) lifting, carrying, pushing and pulling between 51-100lbs; Employees are required to ask for assistance whenever they encounter any materials heavier than 50lbs. Frequently (34-66% of shift) lifting, carrying, pushing and pulling between 21-50lbs; Constantly (67-100% of shift) lifting, carrying, pushing and pulling between 1-20lbs. A combination of constant standing and walking throughout an 8 hours shift is required; frequently walking (34-66%) & frequently (34-66%) standing to perform inspection, monitoring, operation, and maintenance tasks. Requires the ability to recline, sit, squat, crawl, drive, reach to floor, awkward positioning, trunk rotation, and fine motor manipulation occasionally (0-33%) to access all areas that require maintenance and repair. Requires the ability to climb ladders, kneel or stoop, balance, bend, reach above shoulder level, horizontal reach less than 18 inches, looking down, neck rotation, and material handling less than 50lbs on a frequently (34-66%) rate to access all areas that require climbing, monitoring, maintenance, and inspection. Constant (67-100%) unilateral grasping, bilateral grasping, handling, reaching at or below shoulder level to accomplish all maintenance tasks and material handling.
  • The worker is subject to both environmental conditions, activities occur both inside and outside. The worker is occasionally subject to extreme cold and sufficient noise to cause the worker to shout in order to be heard. The worker is frequently subject to hazards including moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. The worker is subject to atmospheric conditions to include fumes, odors, dusts, mists, gases or poor ventilation. The worker is subject to oils and cutting fluids. The worker may occasionally be required to wear a respirator.
