FRANKLIN RIDGE SENIOR HOUSING PROJECT – CLERK OF THE WORKS

Franklin Ridge, LLC seeks the services of a qualified individual (to be considered an independent contractor) or firm for the position of Clerk of the Works for the Franklin Ridge Senior Housing Project (Franklin Ridge). The Franklin Ridge project is the development of 60-units of affordable senior housing. This new construction will be located at 40 Veterans Memorial Drive in Franklin, Massachusetts.

Position Details

The Clerk-of-the-Works position will average 30-40 hours per week for an 18 month period at a rate of $50-$65 per hour depending upon experience. The Clerk of the Works will contract with the Owner to provide services to protect the Owner's interests in securing quality construction according to the project plans and specifications. Duties include but not limited to : observing the quality, quantity and progress of the construction work, monitoring the contract schedule, reviewing project documents, reviewing MBE / WBE and minority worker reports verifying MBE / WBE and Minority Workforce as it pertains to requirements imposed by lenders, meeting with members of the Development Team including the Architect, maintaining records, observing tests, and keeping a log of time and activities. The project plans and specifications and a description of the duties and responsibilities of the position are available for review. The project is anticipated to commence in October of 2025 and be completed by the Spring of 2027.
