Site Manager
The Site Manager oversees all aspects of the facility daily operations according to HUD and EverTrue standards and requirements. Upholds the philosophy, core values and goals of the organization and ensures the Christian Mission of EverTrue "Older Adults Living Life to the Fullest" is realized.
Essential Duties and Responsibilities
- Serves as the liaison between residents, EverTrue administrative staff and with EverTrue programs and services.
- Takes application for new tenants and completes screening and certification process. Leases unit.
- Performs annual re-certifications of resident's lease.
- Collects and deposits monthly rent, issues receipts, maintains records of rent received. Follows upon any overdue rents or late charges by issuing notices to residents.
- Ensures all manual and computerized reports are completed as required and submits to appropriate office on time. Submits monthly benchmarking report.
- Manages line item budget ensuring expenses and revenues meet budget expectations. Maintains inventory system, authorizes purchases up to $200.00 and reconciles invoices with purchase orders made. Recommends purchases that would exceed $200.00 to the administrative staff.
- Ensures that units are inspected annually and performs move-in and move-out inspections
- Ensures building systems inspections are completed as required.
- Organizes and conducts resident events.
- Works with community, government, churches, neighborhood and social organizations to enhance the lives of residents.
- Stays up to date with HUD regulations.
- Interviews and selects staff to hire with approval of administrator.
- Supervises staff and oversees work being done. Evaluates staff performance annually. Coaches and counsels staff. Approves employee time sheets.
- In the event of an emergency or disaster, may be called back on duty. Responds to emergency pull cords or other unusual events as the primary contact for the building.
- Ensures HUD requirements for occupancy, work order turn around time and rents collected are met.
- Keeps administrative staff informed of incidents, accidents, issues, or any event which could cause resident or public concern.
- Supervise staff and facility monitors at affordable housing site.
Knowledge, Skills and Abilities
High School Diploma or GED required; Additional education in the field of business management or gerontology is desirable but not requiredMust successfully pass the EverTrue occupancy test within 90 days of employment (pre-test training provided at no cost if needed)Experience with residential management and property management is preferredMust have ability to understand older people and experience in working with the problems and concerns of older adults and their families. Must have knowledge of community resourcesMust have knowledge of supervising and directing others. Pay grade : Grade C ($51,675.00 / year to $82,500.00 / year)
Eligible for shift differentials : No.
