POSITION SUMMARY
The Maintenance Lead is responsible for leading and overseeing the maintenance operations across one or more properties, ensuring all facilities are maintained to the highest standards of safety, functionality, and appearance. This role provides strategic direction, guidance, and mentorship to maintenance staff, optimizing team performance and operational efficiency. The Facilities Maintenance Manager develops and implements maintenance plans, manages preventative maintenance programs, oversees unit turnovers, and ensures compliance with all safety regulations.
In addition, this role serves as a key point of contact for residents, vendors, and internal teams, fostering strong professional relationships and ensuring high levels of satisfaction. The Facilities Maintenance Manager also drives continuous improvement initiatives, manages resources and inventories effectively, and ensures all maintenance operations align with organizational goals and standards.
ESSENTIAL FUNCTIONS
Facilities Maintenance & Leadership
- Lead and oversee the maintenance team across one or more properties, providing guidance, mentoring, and performance management to ensure operational excellence.
- Delegate work strategically to optimize team efficiency and maintain high standards of property condition.
- Develop and implement maintenance plans and schedules to ensure community areas and facilities are consistently maintained at top standards.
- Oversee proper disposal and cleanliness protocols throughout the community, ensuring all areas meet appearance and safety standards.
- Direct regular inventory management of maintenance supplies and equipment, ensuring resources are allocated efficiently.
- Maintain organized and safe storage areas and maintenance facilities, promoting operational efficiency and accountability.
- Ensure compliance with OSHA and other safety regulations, implementing training and processes that minimize risks for residents, team members, and vendors.
- Strategically plan and oversee preventative maintenance programs, including inspections, repairs, and scheduled servicing (e.g., HVAC, smoke alarms).
- Manage and coordinate unit turnovers to ensure timely readiness for leasing, minimizing vacancy downtime.
- Serve as a primary point of contact for emergency or "on-call" maintenance needs, providing leadership and guidance to resolve issues promptly.
Relationship & Vendor Management
Foster a culture of professionalism, respect, and collaboration among maintenance staff and across all departments.Build and maintain strong, positive relationships with residents, vendors, and key stakeholders to ensure high satisfaction and effective service delivery.Lead vendor negotiations, contracts, and performance management to support operational goals and cost-efficiency.Other Duties

The pay range for this role begins at $27 per hour and goes to $33 per hour depending on experience.Archway provides Health and Dental insurance with the company paying up to 80% of the cost.Archway provides a fully paid Vision plan, Short- and Long-Term Disability insurance and Basic Life / AD&D coverage.Archway provides a 401k retirement plan and contributes 3% of the employee's prior year eligible wages as a non-elective contribution.Archway provides 13 paid holidays per year including 3 floating holidays.Full-time employees accumulate one day of paid sick leave for each month worked, after their first 30 days of full employment. Unused sick leave accumulates from year to year up to a maximum of 60 working days.Full-time employees in their first three years of continuous employment will accrue vacation time at 3.08 hours per pay period. For a Full-time employee working 40 hours per week, this equals 80 hours, or two-weeks of vacation per year.Prior to hire, an Employee Handbook detailing these and other benefits will be made available to newly hired employees.
