Job Description
About Kennedy Property Development – Core Values & Principles
Kennedy Property Development has been in business since 2020 and currently has over 20+ active projects throughout the Twin Cities and surrounding suburbs. As we continue to grow, we’re seeking our next key hire, someone who wants to expand, lead, and win at a high level. Our projects are diverse from remodels to new construction to land development, and we aim to separate ourselves from the pack as one of the top design, build, development firms in Minnesota. We don’t fit in a box and we like it that way.
Our values and core culture drive everything we do.
The Golden Rule
Treat others how you want to be treated. It’s about respect, integrity, and doing the right thing.
Whatever It Takes
Be relentless. Be results-driven. Do what’s necessary to win. No excuses. Find a way to achieve the results required.
Winning Attitude
Winners don’t complain, don’t blame. They take extreme ownership and accountability. They show up with a can-do attitude and a mindset of “we’ll figure it out.” They lead by example and put the team first.
Constant Improvement
This isn’t just about business, it’s about life. We strive to grow spiritually, mentally, physically, and financially. We read books, listen to podcasts, and constantly invest in becoming better people, leaders, and teammates.
We’re looking for individuals who share that same mentality.
Role Summary
We are seeking a hands-on, full-accountability Project Manager to oversee residential and commercial construction projects from start to finish. This person will be fully responsible for both the strategic planning and day-to-day execution of 7–12 active projects at a time, ranging from remodels to full-scale new builds and developments.
In our culture, Project Manager is an all-encompassing leadership role managing trades, schedules, budgets, communication, and quality on-site. This is not a desk job. You're expected to be in the field about half the time, and to take full ownership of the success and outcomes of the projects you lead.

1. Full Lifecycle Project Management
Own every phase from preconstruction to final punch list and closeout
Develop project scopes, timelines, and material procurement plans
Coordinate permitting with design professionals (architects, engineers, draftsmen)

Create and develop construction budgets based on project goals, design intent, and material choices, working alongside the owner and designer
2. Daily Jobsite Oversight
Walk job sites daily to ensure trade performance, progress, and cleanliness
Align day-to-day activity with weekly and monthly goals
Troubleshoot issues on-site, escalating only complex matters
Ensure the job site is always inspection-ready
3. Budget and Financial Tracking
Develop and manage budgets for each project
Approve subcontractor invoices and vendor payments
Prepare documentation for lender draw requests and track actuals vs. budget
4. Subcontractor and Team Management
Build relationships with trades and vendors who align with company values, pricing, and quality standards
Hold trades accountable to scope, schedule, and craftsmanship
Proactively bring new subcontractors and suppliers to the table, not relying solely on the existing team
Assist in onboarding new subs and trade partners to support growth
5. Client and Stakeholder Communication
Act as the face of the project for clients, partners, and internal team members
Lead project walkthroughs, coordinate with vendors, and handle key updates
Respond quickly and clearly to maintain trust and resolve concerns
Expected Results
Projects completed on-time, on-budget, and to spec
Clean, organized, high-quality job sites
Detailed and accurate daily reports and schedule updates
Strong relationships with subcontractors, vendors, and clients
Timely and clear communication with all stakeholders
Required Qualities & Experience
5+ years managing residential or commercial construction projects
Strong understanding of scheduling, trade sequencing, budgeting, and permitting
Experience with site supervision, subcontractor coordination, and client communication
Demonstrated ability to manage budgets, track job costs, and submit draw requests
Proven leadership, accountability, and problem-solving ability
Highly organized and detail-oriented
Comfortable in the field leading by example, solving problems, and driving results
Clear communicator both in writing and in person
Aligned with our core values (see above)
Compensation
$75,000–$85,000 based on experience and track record
Commission opportunities available for bringing in leads that close
90-day trial period as a 1099 contractor
After successful 90 days, potential to convert to W-2 employee
30, 60, and 90-day performance reviews included
