Job Title : Site SPOC – Project Manager - Owner Representative
Location : Spring House, PA (On-site presence required 3–4 days / week)
Employment Type : Full-Time
Overview :
Pathfinder LLC is seeking a dedicated and agile Site SPOC (Single Point of Contact) Project Manager (PM) to act as the Owner Representative at our client’s Spring House site. This role is critical to the successful execution of the site capital plan and the CEAS Strategic Project. The SPOC-PM will be responsible for end-to-end portfolio execution, ensuring construction projects are delivered safely, on time, within budget, and aligned with J&J’s quality and compliance standards.
Key Responsibilities :
- Lead and manage the site’s capital project portfolio in alignment with client’s FPX, IDEA, One CSS, and other methodologies.
- Serve as the primary point of contact for all design and construction contracts.
- Oversee project execution, ensuring alignment with safety, cost, schedule, and quality benchmarks.
- Manage stakeholder relationships including internal customers, contractors, and partner organizations.
- Provide strategic oversight and hands-on support for project delivery, risk management, and continuous improvement.
- Monitor and report on project KPIs, budget, cash flow, and schedule.
- Review and approve PIFs, work orders, and change orders.
- Participate in Construction Council and Lab Ops meetings.
- Collaborate on the development of the LRFP with FM Site Lead and Business Partners.
- Support the PD Director with presentations and strategic planning.
Required Skills & Qualifications :
Leadership : Strong communication, stakeholder management, teamwork, and collaboration.Strategic Management : Risk management, conflict resolution, and forward-thinking.Operational Management : Planning, prioritization, and change management.Systems Expertise : Proficiency in systems including IDEA, FPX, Project Tracker, and One CSS.Project Portfolio Management : Experience managing multiple large-scale projects.Performance & KPI Management : Ability to define and track project metrics.Financial Acumen : Deep understanding of J&J’s budget lifecycle, LRFP, and financial procedures.Engineering & Technical Expertise : Background in engineering disciplines, construction management, safety, and regulatory compliance (FDA / EU / cGMP).Lab & Infrastructure Experience : Familiarity with R&D lab environments and utilities infrastructure.Preferred Qualifications :
Experience working in a similar role within the pharmaceutical or life sciences industry.Local to the Spring House area or able to commute regularly (3–4 days / week on-site presence required).Candidates must possess current authorization to work in the United States.
