About the Role
We are seeking an experienced and detail-oriented Job Order Contract JOC-Project Manager
Key Responsibilities
Lead and manage multiple JOC projects concurrently from preconstruction through closeout.
Prepare detailed project estimates, budgets, and schedules, ensuring accuracy and adherence to JOC contract requirements.
Collaborate with clients, architects, engineers, subcontractors, and internal teams to develop project scopes and pricing proposals.
Oversee day-to-day field operations, ensuring compliance with safety, quality, and contractual obligations.
Monitor project progress, proactively identify issues, and implement solutions to keep projects on track.
Prepare and manage all project documentation, including submittals, RFIs, change orders, and closeout packages.
Foster strong client relationships to ensure repeat business and high satisfaction.
Maintain a deep understanding of JOC delivery methods and relevant procurement regulations, particularly in the K-12 sector.
Qualifications
Minimum of 5 years of direct experience estimating and managing JOC projects.
Proven success managing K-12 commercial construction projects preferred.
Proficient in JOC and estimating software, including Gordian / eGordian, RSMeans, Xactimate, Bluebeam Revu, and PlanSwift .
Strong knowledge of construction means, methods, and best practices.
Exceptional organizational, communication, and leadership skills.
Ability to manage multiple priorities while maintaining attention to detail.
Demonstrated commitment to safety, quality, and client satisfaction.
Preferred Attributes
Experience working within public school districts or similar institutional settings.
Strong negotiation skills and the ability to build lasting subcontractor and vendor relationships.
Adept at working in a collaborative, team-oriented environment.
