Overview
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will support delinquency and rent collection to optimize the property's cash flow and financial position, and you will assist in all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. You will supervise property operations and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
Financial Management — Post all payments and income from applicants, current residents, and non-current residents accurately and timely; process and reconcile daily accounts receivable; monitor and follow up on bad debt including late notices, resident / guarantor contact, and evictions; help the property meet budgeted revenues, expenses, and Net Operating Income; post charges to resident and non-current resident accounts (including bill backs of utilities where applicable); perform end-of-month closing procedures and reporting; maintain accurate records and audit resident files; walk units and post move-out charges and security deposits.Personnel Management — Maintain regular / daily onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure staff effectiveness through ongoing training and guidance in compliance with Asset training benchmarks; promote harmony and quality performance; ensure policy compliance; support strategic leasing management and effective lease signing / documentation processes; implement marketing strategies; address resident concerns to ensure satisfaction; develop and implement resident retention programs; demonstrate and lease to prospective residents.Administrative Management — Maintain excellent customer service and monitor maintenance service request turnaround; ensure property appearance and timely repairs; assist with supervision of all business functions related to operations; manage resources, equipment, and supplies economically (bids / pricing from vendors, contractors, etc.).Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly required to remain in a stationary position, sometimes standing or sitting for extended periods; communicate with others; perform repetitive motions; various environmental conditions; and lift up to 25 lbs. for tasks such as moving objects, inspections, and on-site tasks.Occasional travel within the property or to other sites; may require overtime, weekends, or night hours for emergencies.Salary Range : $17 per hour to $22 per hour
