Position Title : Service Manager
Job Summary : The Service Manager operates under the general guidance of the Community Manager, adheres to established policies and operational procedures, and, in the Community Manager's absence, takes direction from the Assistant Community Manager or Regional Manager.
Accountable to : Residents, Community Manager and Staff.
Reports to : Community Manager.
Responsibilities
- Projects a professional image in all aspects of work performance, including personal habits, demeanor, and attire, meeting company standards on conduct and attendance.
- Ensure operation and maintenance of furnaces, air conditioners, stoves, refrigerators, hot water heaters, and other major appliances and equipment.
- Perform day-to-day maintenance to preserve and upkeep buildings, fixtures, and equipment; provide physical services for repairs with a high level of customer service.
- Perform general maintenance repairs such as basic carpentry, electrical, flooring, window glass, plumbing, and related tasks.
- Handle emergency conditions such as sewer backups, water flooding, and cleanup during and after incidents to restore affected areas.
- Assign responsibilities to service staff and supervise their work for maximum efficiency; assist with training and evaluating staff performance.
- Provide written lists of noted deficiencies to the Community Manager and report poor housekeeping or damages during corrective maintenance work.
- Understand financial implications of job duties and act accordingly.
- Coordinate with the Community Manager on scheduling preventive maintenance and maintain logs for preventive maintenance.
- Procure supplies at the best prices, obtain bids from contractors for major repairs / improvements, and maintain property equipment.
- Coordinate snow removal and cleaning of common areas during snow or ice storms.
- Maintain files containing written records of maintenance services, equipment inventory, warranties, and maintenance dates.
- Comply with safety precautions stated on MSDS for hazardous materials used.
- Perform other assigned or necessary duties.
Qualifications
A valid Driver's License is required.
Education & Experience Requirements : A minimum of two years of related experience and / or training; or an equivalent combination of education and experience. HVAC, electrical, and plumbing certifications are highly preferred. Ability to effectively communicate with residents and staff is essential. Proficiency in reading, constructing simple written sentences, and understanding units of weight, volume, and distance is necessary.
