Reporting to TEN's Director of Construction, a Senior Project Manager II (SPM2) is accountable for the management and oversight of all assigned project construction activities taking place at assigned TEN (The Efficiency Network) project sites. The SPM2 will be responsible for project scope delivery, adherence to or improvement of project budgets and ensuring projects are delivered to each Customer's satisfaction, on time. Through their management of and participation in onsite management, the SPM2 will ensure that the worksite is safe, supervised and managed in an effective and efficient manner. Maintaining and managing daily communications and directing the activities of all subcontractors are also key to the success of the SPM2 and to the company's projects. The SPM2 must be prepared to travel to Customer sites and may be required to manage shift and / or weekend operations required to meet Customer needs. Project travel may require short-term and / or long-term site coverage.
Job Duties and Responsibilities :
Project Management :
Ensure that all key parties are current on project status and concerns through a regular communication rhythm. This includes but is not limited to TEN's VP, Construction, and the assigned project delivery team;
Coordinate environmental (noise, dust, etc.) concerns and ensure construction activities do not interfere with Customer operations. Projects may be constructed in occupied facilities during normal operating times;
Prepare project work schedules. Two-week look-ahead schedules will be given to the customer each week in order to apprise Customer of upcoming construction activities. This two-week look-ahead will be continuously monitored and will be revised two days prior to weekly meetings;
Coordinate between subcontractors and Customer(s) to ensure efficient site operations by all parties;
Supervise the installation of construction projects and facility improvements by outside subcontractors. Supervise vendors and subcontractors to ensure quality and safety control, including projects that are delivered on time and within budget while meeting or exceeding the Customers' expectations;
Analyze site and / or installation conflicts and offer alternative solutions for consideration. Manage conflicts to resolution;
Coordinate material deliveries with the Customer, vendors, or subcontractors to not interfere with operations. Coordinate the flow of materials on site and arrange for their safe and secure storage. This includes maintaining all areas of assigned projects (e.g., temporary or customer provided storage, waste disposal, etc.) in a neat and organized manner;
Attend and lead, where necessary, weekly job-site construction meetings as required. Document and distribute to the project team. Maintain project files in an organized manner;
Foster effective customer, subcontractor, vendor relationships at multiple levels and project phases;
Collaborate with TEN's Project Team to prepare and maintain all forms of project presentations, documentation, and material;
Promote safety through the communication and enforcement of the Occupational Safety and Health Act, interact with TEN's Safety Manager to evaluate project risk, and conformance with other relevant laws, site, and customer specific safety manuals, etc.;
Ensure that all environmental regulations, codes, by-laws, and policies are being followed by all project personnel on site;
Ensure all required permitting and bonding is in place prior to construction;
Assist with, and when required, conduct weekly job site safety meetings with TEN Employees and Subcontractors. Prepare and provide documentation of meetings;
Provide input to the development team regarding the development of project scopes and subcontractor selection, measurement, verification, planning and measuring, and weekly project scheduling;
Assist with the measurement and verification or rebate analysis process (if necessary) for metering before and after energy efficiency installations occur;
Coordinate and participate in the complete commissioning / testing of new systems and retrofits to existing systems and document results;
Review subcontractor and supplier invoices (including claims and extras) for accuracy;
Assist with all necessary inspections that need to be carried out by local authorities and with approvals that need to be obtained;
Monitor progress of construction as it compares with approved schedule(s) and report any variances to TEN's Construction leadership;
Support the project team with routine reporting and reforecast all assigned project budgets and communicate those to TEN's Construction leadership;
Regular updates of all "as-built" files and project contract documents;
Create and distribute progress reports daily;
Ensure an inspection of the work area prior to installation of protective covering to identify and document the current condition of Customer facility equipment and general state of facility cleanliness;
Enforce subcontractor cleanliness of the work site caused byTEN and / or subcontractor employees on a continuous basis throughout the project. Workspaces include those areas immediately under and adjacent to the work site. The subcontractor shall be handling the construction debris, while the PM2 is to assure that ancillary dirt and dust is non-existent, while assuring that all installed equipment is safe and operational for customer facility personnel;
Assist with assuring that all subcontractors possess all required licenses, employee clearances, identification badges and qualifications to carry out the work;
Record the progress of work using photography, streamed video / videotape etc. to thoroughly document the job;
Communicate with the project team regarding project drawings, RFI's, and Material Submittals, in Procore or other relevant Customer files;
Deliver projects with the highest customer satisfaction possible without jeopardizing project gross margins. Integrate a lifetime Customer Relationship mindset
Engineering and Technical Support :
Assist TEN team members in the development of energy efficient or construction projects by collecting site and pertinent building and systems data required;
Trouble-shoot problems arising on-site;
Identify and analyze energy conservation projects (as needed) with a specific focus upon efficient application of building systems. May evaluate additional energy and infrastructure project improvement opportunities;
Assist with the surveying of buildings and identification of energy efficiency projects including working with subcontractors to firm up pricing for projects;
Execute customer capture strategies and build business relationships with target customers by effectively communicating the full scope of technical solutions, services, and differentiators.
Lead the company's response to public sector government energy project procurements with TEN's leadership, technical team and, as necessary, with outside resources.
Develop positive relationships to secure the sale of the company's offerings by communicating with decision makers and other potential customer representatives.
Promote business activity by coordinating, developing, and presenting concepts and preliminary technical findings, focusing on building systems and various renewable technologies, at various stages of the project development process, whether in written form or in oral presentation format.
Plan, direct and monitor all aspects of project development involving a wide variety of technologies and involving multi-discipline project staff.
Partner with the company's engineering, construction, and finance personnel to develop project scopes, costs, savings, schedule, and financial offerings including leading presentations to the company's investment committee prior to proposal submissions and contract execution.
Lead the development of project-specific teams that involve external contractors, engineering firms, and others strategic partners.
Support customer contract negotiation and related compliance in collaboration with TEN's management and legal team.
Maintain proactive and consistent contact with customers throughout the term construction and beyond to ensure customer satisfaction, ensure company profitability and manage risk from the project. Where possible, identify opportunities for related contract modifications.
Perform other duties as required.
Travel, as required (valid driver's license at all times).
Education and Experience Required :
Bachelor's degree in a related field
Ten (10) + years relevant experience
An equivalent combination of education and experience may be accepted in lieu of a Bachelor's degree
Preferred Qualifications :
Experience with Procore, eBuilder and Microsoft Project is preferred;
Experience with design-build projects is preferred
Experience with K-12 construction projects is preferred, but not required.
Additional qualifications in business or risk management a plus;
Prior relevant experiences in the energy services industry are not mandatory but are a plus.
Skills / Abilities :
Understanding of energy efficient building opportunities;
Understanding of project estimating, especially as it relates to building mechanical and electrical system installations;
Appreciation for and understanding of the information required by customers to make energy efficiency decisions, particularly the cost of installing energy efficiency projects;
Ability to identify and validate the incremental cost of all energy efficiency projects;
Knowledge of engineering and construction practices in retrofit / renovation applications obtained through demonstrated experience;

Position Scope
Primary focus is on daily deliverables, outputs and reporting. Accountable for managing one's own time and workflow but may be leading projects or project steps. Work is typically complex in nature requiring the incumbent to draw on previous knowledge to perform the role. Continues to build knowledge base but has a solid foundation to act independently the majority of the time. Still draws on experts and managers when needed but less frequently. Acts as a resource to less experienced staff on routine issues.

The problems and issues faced are complex. Incumbent draws on past experience on a regular basis to solve problems and take new perspectives on existing solutions. Accountable for direct level of reasoning and decision making.
