Overview
This role oversees and performs technical and mechanical work to ensure the inside and exterior buildings, grounds, amenities, and common areas of the community meet Greystar standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Assist and complete work orders from resident requests for service, diagnose defects, and perform repairs following policies, safety standards, and code requirements.
- Oversee and complete the "make-ready" process to prepare vacant apartment homes for leasing : perform pre-move-out inspections, create a punch list, schedule vendors and contractors, obtain supplies, complete maintenance tasks, and inspect completed work.
- Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, interiors, and common areas to reflect Greystar quality and standards.
- Periodically inspect work by other service team members and contractors to ensure quality and take corrective action as needed.
- Maintain inventory of spare parts and materials; coordinate with Community Manager to order supplies within budget.
- Complete monthly preventative maintenance procedures as outlined in policy.
- Assist Community Manager in developing the repair and maintenance budget and capital projects.
- Support cost-control by repairing rather than replacing parts when possible and using tools and materials efficiently.
- Conduct safety meetings, maintain MSDS sheets, and stay updated on OSHA and safety laws to ensure community compliance.
- Provide strong customer service by communicating with residents and team, handling maintenance-related questions and concerns with efficiency and urgency.
BASIC KNOWLEDGE & QUALIFICATIONS
High school diploma, GED, or related experience and training.Experience in property management maintenance or related trades; capable of applying logical problem-solving.Must provide own hand tools unless prohibited by state law; skilled in safe use of hand / tools, equipment, and measuring devices.Proficiency in customer service and interpersonal communications; ability to interact with residents and team members respectfully and calmly resolve problems.Ability to read, write, and communicate effectively to represent management and handle department policies.Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred.Mathematical skills to handle financial, administrative, and legal documents.SPECIALIZED SKILLS
EPA certifications Type I and II or Universal if working on sealed HVAC systems.Certifications as required by state and local jurisdictions.Valid driver's license to operate a golf cart on property.TRAVEL / PHYSICAL DEMANDS
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, lift up to 25 pounds alone and 50 pounds with assistance.Work indoors and outdoors in all weather conditions.Local travel may be required for meetings or training.Flexible schedule including on-call evenings, weekends, and holidays.ADDITIONAL COMPENSATION & BENEFITS
