Entitlements Analyst
- The right candidate is responsible for entitlements and project due diligence to determine feasibility for projects. Obtain entitlements of a property including zoning and governmental approvals, overseeing the completion, submittal and approval of construction plans.
Essential Duties and Responsibilities
Provide ownership of the entire due diligence process including the examination and determination of the project site and financial feasibility of a planned communityObtain Entitlements for projects, including all governmental approvals, negotiations with public agencies and assist with representation at public meetingsLead the preparation, submittal, and approval of all subdivision related plans and permitsConduct the daily activities in due diligence process pertaining to obtaining entitlements from jurisdictional authorities for assigned projects, including but not limited to zone changes, concept plans, preliminary plats, etc.Plan and direct the activities of consultants (civil engineers, land planners, geotechnical engineers, hydrologic consultants, etc.) performing due diligence and entitlement services to adhere to project schedulesReview consultant scopes of work, Development Agreements, site plans, soil and wetland determinations, and other technical reports and dataEstablish contact and working relationships with utility companies to identify location, availability and guidelines for service to assigned projectsResearch and review project costs in conjunction with the land development team to create feasibility budgets to determine the financial viability of a planned communityIn conjunction with hired consultants determine any offsite utility / roadway improvements required for project feasibilityWork in conjunction with local DHI Executive Team to determine product mix and in determining overall viability of potential projectsAttend meetings with city staff and the development team, as well as public hearings or neighbor meetingsReview civil construction documents for consistency, cost saving measures, and constructabilityConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companyAbility to travel overnightQualifications
Bachelor's degree from a four-year college or university and three years related experience or high school diploma or general education degree (GED) and five years of related experienceExcellent collaboration, communication, and time management skillsProvide attention to detail and manage multiple responsibilitiesAbility to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applicationsProficiency with MS Office and emailAbility to sit for majority of 8-hour workday; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision and peripheral visionThe noise level is generally moderatePreferred Qualifications
