Oakbrook Corporation is seeking an experienced and results-oriented Property Manager to oversee operations at a residential community in Middleton, Wisconsin . This leadership role offers the opportunity to manage a well-established property, guide a dedicated team, and contribute meaningfully to resident satisfaction and operational success.
Position Summary
The Property Manager is responsible for the day-to-day management of the property, ensuring high standards of service, compliance, and performance. This role requires a proactive leader with strong operational expertise and a commitment to excellence.
Key Responsibilities
- Serve as the primary contact for residents, staff, vendors, and ownership, ensuring timely and professional communication.
- Supervise, train, and support on-site staff to foster a productive and service-oriented work environment.
- Develop and manage operating and capital budgets; oversee financial reporting and invoice processing.
- Ensure compliance with Affordable Housing Programs, including Section 42 regulations.
- Coordinate leasing activities, including resident move-ins, move-outs, and lease reviews.
- Implement marketing strategies in accordance with Fair Housing guidelines and the Resident Selection Plan.
- Maintain occupancy targets and oversee resident retention initiatives.
- Manage property inspections and ensure readiness for HUD, investor, and state agency reviews.
- Respond to after-hours emergencies as needed, in coordination with maintenance personnel.
- Process resident certifications and re-certifications, including income and asset verification.
- Uphold Oakbrook Corporation's values and standards in all aspects of property management.
Qualifications
Strong leadership, organizational, and communication skills.Demonstrated experience with Affordable Housing Programs (Section 42).Minimum of 3 years of experience in residential property management, with supervisory responsibilities.Proficiency in property management software and general computer applications.Ability to conduct regular property inspections (with or without accommodations).High school diploma or GED required; additional education in property management or business administration preferred.Valid driver's license required.Ideal Candidate Profile
