Building Services Technician III

Located 45 minutes from the Nation's Capital, nestled in a history-rich community of southern Maryland, The College of Southern Maryland (CSM) has been twice named in the top 150 community colleges by the Aspen Institute with academic programs in over 100 disciplines. Under the general supervision of the Facilities Supervisor, the Building Services Technician III is responsible for assisting in the supervision of and providing direct guidance and direction to a team of Building & Grounds Technicians. The incumbent keeps the campus well maintained and cleaned to a high standard, cleans and arranges classrooms for scheduled events, properly disposes of trash and recycling, and operates machines and equipment. The incumbent assists in the creation of the budget, orders supplies, and fills in for the supervisor during their absence. This position is journey level and requires previous training, experience and specific skills. The incumbent performs work with moderate latitude for the use of initiative and independent judgement. Reports to : Facilities Supervisor The hiring salary for this position will be from the min to mid-point of the salary range advertised. This position is open until filled.

Specific Duties and Responsibilities

60% Custodial Services

  • Maintains building areas as assigned. This includes sweeping and mopping floors, dusting common areas, cleaning furniture, toilet fixtures, basins, mirrors, lavatories, classrooms and offices, emptying trash cans, bins, and recycle paper receptors.
  • Replenishes dispensers needed (including paper towels, toilet tissue, trash can liners and hand soap).
  • Performs major seasonal cleaning of carpets, classrooms, windows, exterior porches, stairs and handicap entrances. Performs specialized cleaning of science and biology labs, locker room areas, and gym floor.
  • Maintains supply closets stocked and in orderly manner.
  • Responsible for minor asphalt and concrete repairs, and installation and maintenance of all signs. Performs minor curb and cross walk painting.
  • Operates the motorized sweeper to maintain parking lots and roads.

15% Security Support

  • Serves as department's point of contact supporting the campus security system. Provides additional security in buildings being cleaned. Ensures doors are properly locked and facilities are not occupied when closed.
  • Provides back up for Security personnel in the event of an incident and assists in the notification to local law enforcement agencies, if needed.
  • Assists Security in the evacuation of buildings during emergencies, such as hazardous weather, fire alarm activation and closure of the campus for any reason.
  • Assists Security in monitoring campus activity.
  • Reports safety / security hazards to the appropriate personnel for remedial action.
  • May be required to be on campus to assist during emergency situations even when the college is closed (e.g., school closing, inclement weather conditions, bomb threats, etc.)
  • Assists in the set up and arrangement of facilities for a wide variety of functions (e.g., meetings, conferences, seminars, picnics, banquets, graduation or other special functions).
  • 10% Equipment Maintenance

  • Maintains custodial equipment including dispensers, vacuum cleaners, brooms, mops and other equipment used for custodial services.
  • Reports maintenance requirements through the work order system.
  • Assists the Operations and Maintenance staff and Vehicle Maintenance Manager as requested.
  • 10% Team Building and Mentoring

  • Assists in the supervision of a team of Building Services Technicians; providing guidance and direction as needed.
  • 5% Snow Removal and Seasonal Exterior Support

  • Lead role responsible for snow and ice removal operations. This includes road salt and ice melt application, operating small to medium sized tractors to ton pick-up truck with plows and salt spreaders. Required to work around the clock in 12-hour shifts until the college is open.
  • Assists with grounds maintenance as assigned, including weeding, trash pickup, litter container maintenance and installing or replacing flowers and shrubs.
  • Additional Duties : Performs other related duties as assigned.

    Minimum Education and Training

  • High school diploma or equivalent
  • Four (4) years of experience in an institutional or commercial setting that has provided the knowledge of procedures for proper use of equipment such as high and low speed buffers, automatic floor scrubbers, upholster extractor, carpet extractor, vacuum cleaner, industrial wet / dry vacuum cleaner, as well as using industrial cleaning and germicidal agents.
  • Certified or can successfully complete a CPR / AED course and a stand-alone first aid course.
  • Ability to assist in the supervision and provide direct guidance and daily direction to a team of Building and Grounds Technicians.
  • Minimum Qualifications and Standards Required

    Knowledge, Skills, and Abilities :

  • Ability to use snow removal equipment.
  • Ability to translate and use hazardous and toxic chemical Material and Safety Data Sheets.
  • Maintain a valid Maryland driver's license and maintain insurability under the college vehicle liability insurance plan. Certified, or can successfully complete a CPR / AED course and a stand-alone first-aid course.
  • Demonstrated ability to lead and give direction to others, and associated responsibilities.
  • Ability to lift 75 pounds.
  • PHYSICAL DEMANDS The work is heavy work which requires exerting in excess of 100 pounds of force occasionally and / or in excess of 50 pounds of force frequently, and / or in excess of 20 pounds of force constantly to move objects. WORK ENVIRONMENT Exposure to a variety of industrial hazardous / toxic chemical cleaning agents. Prolonged standing and exposure of adverse weather conditions year-round.
