Why This Role Matters
This role is critical to how we win and execute work. As Buildskape's Pre-Construction Project Manager, you'll lead bid activities including scoping, risk analysis, subcontractor solicitation, and pre-award planning to help our construction teams execute with clarity and confidence. You will provide company leadership with fully vetted information to support accurate, strategic bids—minimizing surprises, improving visibility, and strengthening Buildskape's ability to deliver exceptional results.
What You'll Do
- Develop scopes of work per CSI Master Format divisions, reviewing drawings and specs to ensure complete bid coverage.
- Perform risk analysis during bidding—identify scope gaps, constructability issues, and long-lead materials.
- Attend pre-bid walks and document existing conditions (especially MEPF systems) to support accurate pricing.
- Manage bid documentation, assist subcontractors with pre-bid RFIs, and ensure that all subcontractor bidders are updated on changes to bid documents, information, and timelines.
- Prepare and submit final bid packages that are accurate, compliant, and complete.
- Solicit, clarify, and level subcontractor bids; identify gaps and make recommendations.
- Ensure compliance with public contracting rules, including prevailing wage (BOLI, Davis-Bacon), bid security, workforce equity, and training requirements.
- Verify subcontractor standing with the Oregon CCB and Washington contractor registry.
- Lead internal scope reviews before bid deadlines to confirm full coverage.
- Post-award : consolidate scopes, subcontractor data, submittal logs, and early reviews; analyze risk and schedule by trade to ensure the production team starts with clarity and minimal risk.

Must-Have
Bachelor's degree in Construction Management, Engineering, or related field5+ years of experience in commercial construction—pre-construction, estimating, or project managementStrong ability to read and interpret construction drawings, specifications, and contractsProven skill in identifying and managing risk during biddingKnowledge of public contracting in Oregon and Washington (BOLI, Davis-Bacon, workforce compliance)Ability to manage multiple bids and deadlinesAbility to give leadership actionable information for key decisions, and the confidence to engage in constructive dialogue to improve resultsExcellent communication and coordination skillsPreferred
Experience with Autodesk Construction Cloud, Bluebeam, BuildingConnected, Smartsheet, and Microsoft 365Familiarity with Design-Bid-Build and CM / GC delivery methodsBackground in conceptual estimating, value engineering, and schedule planningWhat We Offer
