SPM, LLC – Highland Park Apartments

Lead with purpose. Build with pride. Make a lasting impact.

About the Opportunity :

Are you a hands-on leader who thrives in a fast-paced environment and loves solving problems? Do you take pride in your work and know how to bring out the best in a team?

At SPM, LLC , we don’t just manage apartment communities — we create places that feel like home. With over 45 years of experience, 200+ properties across 14 states, and a reputation for excellence in everything from luxury housing to affordable communities, we’re a company where careers grow — and people come first .

You’ll be the driving force behind keeping our property in top condition — safe, clean, efficient, and welcoming for every resident.

This is your opportunity to step into a leadership role where your skills matter , your ideas are heard, and your work has real impact.

What You’ll Do :

  • Lead, motivate, and support your maintenance team to deliver fast, high-quality service.
  • Take ownership of the day-to-day maintenance of our apartment homes and community spaces.
  • Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.
  • Ensure service requests are completed within 24 hours , with care and attention to detail.
  • Proactively handle preventive maintenance to avoid surprises and costly repairs.
  • Oversee groundskeeping and curb appeal — pressure washing, debris removal, and more.
  • Maintain inventory, track expenses, and stay ahead of maintenance needs.
  • Rotate on-call duties and assist with weekend / holiday coverage as needed.
  • Ensure safety compliance with OSHA standards and SPM procedures.
  • Be a partner and problem solver — working closely with residents, vendors, and office staff to keep everything running smoothly.

What You’ll Bring :

  • At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)
  • EPA HVAC Certification (required)
  • Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
  • Leadership mindset with great communication and team-building skills
  • High standards for quality, safety, and customer service
  • Physical ability to lift 50+ lbs and perform physically demanding tasks
  • A valid driver’s license, auto insurance, and reliable transportation
  • What You’ll Get :

  • Full benefits package : Medical, Dental & Vision Insurance
  • Voluntary Life & Disability Insurance to protect what matters most
  • Paid holidays, personal, vacation, and sick time — because work-life balance matters
  • 401(k) with Employer Match — invest in your future today
  • Immediate Pay Access — get your earned wages when YOU want them
  • Employee Assistance and Health & Wellness Programs — we care about YOU
  • Why You’ll Love Working with Us :

  • Leadership That Listens : We value your experience, respect your voice, and support your success
  • Make a Real Difference : Your work keeps homes safe, families happy, and communities thriving
  • Team-First Culture : We have each other’s backs — and celebrate our wins together
  • Career Growth : With training, mentorship, and promotions from within, your future is full of possibility
  • A Company That Cares : At SPM, we put people first — always
  • SPM, LLC is an Equal Opportunity Employer and maintains a drug-free workplace.
