Overview
Community Manager role overseeing the operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial, administration, and risk management to ensure compliance with company policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities
- Personnel Management
- Regular / daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with training benchmarks
- Complete weekly / daily office and maintenance staff schedules and assignments
- Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with company policies and procedures
- Financial Management
- Aim for highest net operating income through cost control and revenue / leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets / forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout is completed on time and financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure leasing techniques are effective to achieve closures; follow-up, documentation of leases, and reporting are accurate
- Address resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure administrative and leasing reporting is accurate and submitted timely
- Head on-site emergency team; manage property emergencies with staff, residents, and buildings within guidelines to minimize liability
- Maintain excellent customer service and monitor service request turnaround
- Maintain property appearance; conduct regular inspections and make timely repairs
- Plan and utilize property resources, equipment, and supplies economically
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency

- Must have reliable transportation due to emergency on-call requirement
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and / or training; or equivalent combinationCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredAbility to understand and perform on-site software functions; basic computer skills requiredMust have basic knowledge of Fair Housing Laws and OSHA requirementsPhysical Requirements
Must be able to communicate with others, perform repetitive motions, and work overtime, weekends, and night hours (emergencies)Frequently required to remain stationary or move about to accomplish tasksOccasionally required to ascend / descend ladders, stairs, and ramps; able to lift and move objects up to 25 lbs; able to work in various environments, including outdoors and in confined spacesLicense / Equipment

Salary Range : $47,000 per year to $52,000 per year
