Overview
The Maintenance Supervisor is a skilled and proactive professional responsible for overseeing the maintenance operations of our multi-family property. This role maintains property functionality, appearance, and resident satisfaction. The Maintenance Supervisor leads the maintenance team, performs repairs, coordinates tasks, and contributes to the overall success of the property.
Responsibilities
- Supervise and lead the maintenance team, including task assignment, training, performance management, and fostering a collaborative work environment.
- Provide technical guidance and expertise to address complex maintenance challenges.
- Perform skilled repairs and maintenance tasks in areas such as plumbing, electrical, HVAC, appliances, carpentry, and general building systems.
- Diagnose issues, troubleshoot problems, and implement effective solutions.
- Prioritize and coordinate maintenance requests, repairs, preventive maintenance tasks, and unit turnovers.
- Ensure timely and efficient resolution of maintenance issues to maintain property appearance and functionality.
- Respond promptly to maintenance emergencies, including plumbing leaks, electrical outages, and other urgent situations.
- Assess and address critical issues to ensure resident safety and minimize property damage.
- Collaborate with external contractors and vendors for specialized repairs, projects, and service agreements.
- Oversee vendor activities, ensuring quality work, adherence to schedules, and cost-effective solutions.
- Enforce safety protocols, follow property policies, and ensure compliance with building codes and regulations.
- Promote a culture of safety within the maintenance team and ensure the proper use of personal protective equipment.
- Inform appropriate supervisor of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
- Maintain accurate records of maintenance activities, repairs, materials used, work orders, and inspections.
- Assist in documenting preventive maintenance schedules and tasks.
- Manage maintenance supplies and materials, ensuring availability, organization, and efficient use.
- Track inventory levels, reorder supplies, and monitor expenses to maintain cost controls.
- Collaborate with property management, leasing staff, and other teams to coordinate maintenance efforts, prioritize tasks, and support property operations.
Qualifications
High school diploma or equivalent; trade school certification or relevant vocational training is a plus.Must be EPA CertifiedCompetencies
Proven track record in maintenance, repairs, or a related field, complemented by robust technical proficiency.Profound knowledge in plumbing, electrical, HVAC, carpentry, and appliance repairs is crucial.A demonstrated ability to provide effective leadership and team management is essential, accompanied by strong communication and interpersonal skills for seamless collaboration with team members, residents, and external vendors.Exceptional organizational and multitasking abilities, enabling prioritization of tasks, time management, and leading a team under deadlines.Familiarity with safety regulations, building codes, and maintenance best practices; valid driver's license and reliable transportation.Proactive, hands-on problem-solving, meticulous attention to detail, and a commitment to delivering high-quality work.Key Qualities
