M2 Construction LLC – Project Manager – Performance Profile
Position Overview :
M2 Construction is a dynamic and growing industrial construction firm based in Lancaster, PA, delivering practical, cost-effective solutions in wastewater, utility, and infrastructure projects. The Project Manager will play a central role in organizing, directing, and optimizing all phases of construction execution, from procurement and subcontracting to budgeting, scheduling, and jobsite coordination. Reporting directly to the President and working alongside the operations team, this individual will be empowered to drive performance, resolve challenges, and deliver projects on time and under budget.
The ideal candidate will bring hands-on experience managing complex construction jobs (preferably in industrial, municipal, or infrastructure segments), along with the mindset to challenge assumptions, implement practical solutions, and take true ownership of job outcomes.
Key Responsibilities :
- Project Execution : Lead construction operations on multiple projects ranging from $500K to $20MM in size, ensuring quality, timeliness, and budget adherence.
- Financial Management : Track job costs, produce accurate monthly forecasts, analyze variances, and work closely with leadership to identify opportunities to improve margins.
- Vendor & Subcontractor Management : Negotiate favorable agreements with vendors and subcontractors; ensure delivery accuracy and timely fulfillment.
- Scheduling & Planning : Create and maintain detailed project schedules using MS Project; coordinate manpower, materials, and equipment with site Superintendents.
- Client & Engineer Interaction : Manage communication with owners and engineers, driving accountability and resolution of engineering questions or change orders.
- Safety & Compliance : Uphold all safety protocols and proactively identify and report site issues to ensure compliance.
- Cross-Functional Collaboration : Work hand-in-hand with estimating, operations, and field teams to maintain project momentum and solve logistical or financial challenges as they arise.
Performance Metrics & Milestones :
First 90 Days :
Build strong relationships with Superintendents and Operations Manager.Lead active projects with minimal oversight.Demonstrate full command of cost tracking and schedule management tools.Contribute meaningfully to monthly job cost reviews.By 180 Days :
Deliver accurate, confident forecasts for labor, equipment, and materials.Independently manage client and engineer communications.Identify opportunities to improve project execution and reduce costs.By 1 Year :
Deliver projects on time and under budget.Build a reputation as a trusted problem solver across field and office.Contribute ideas to improve operational standards, policies, or training.Be positioned for Senior Project Manager advancement.Required Qualifications :
5+ years of construction project management experience, preferably in industrial, municipal, or utility work.Bachelor’s degree in Construction Management or related field.Proficiency in Microsoft Project and Excel (including formulas).Experience with cost tracking software, submittals, RFIs, and change orders.Proven ability to lead projects independently, make sound financial decisions, and manage multiple deadlines.Outstanding communication and conflict resolution skills.Preferred Qualifications :
Experience with wastewater treatment, water infrastructure, or prevailing wage projects.Familiarity with underground utility contractor operations.Strong vendor negotiation background and / or field experience.Desire to work in a small, growing business with direct impact and autonomy.Employee Value Proposition
