Position Overview :
The Maintenance Technician III is responsible for the overall maintenance and functionality of the building, PIT (Powered Industrial Truck) vehicles, and equipment. This role ensures the facility complies with all applicable safety, building, and environmental regulations while managing preventive maintenance programs that maximize the lifespan and performance of all assets. The Technician also oversees maintenance projects, leads internal initiatives, and acts as a liaison with external contractors and vendors.
Essential Job Functions :
- Coordinate and oversee contracted maintenance activities and lead internal maintenance projects from initiation to completion.
- Develop and implement a preventative maintenance program for the building, PIT vehicles, and equipment.
- Perform the maintenance and repair of HVAC, electrical, plumbing, and fire suppression systems within scope of responsibility.
- Ensure compliance with all relevant building codes, fire codes, OSHA standards, and environmental regulations.
- Maintain a safe and secure working environment by proactively identifying and mitigating hazards and addressing security concerns.
- Manage relationships with vendors and service providers to ensure timely and cost-effective repairs and services.
- Maintain accurate documentation of maintenance activities, including service logs, repair records, maintenance schedules, and associated expenses.
- Support and lead maintenance personnel, providing guidance, coaching, and development opportunities to improve team performance.
- Promote and enforce all workplace safety policies and procedures to ensure a safe work environment for all employees.
- Ensure maintenance operations are aligned with ISO standards and internal quality management protocols.
- Provide initial and ongoing PIT training to employees to ensure safe and effective equipment use.
- Collaborate with all departments to meet training and maintenance needs.
Qualifications :
High school diploma or equivalent required.Minimum 5 years of experience in building maintenance or related trade.Proficiency in plumbing, construction, and electrical systems.Experience with forklift (PIT) maintenance and general contracting.HVAC certification or experience preferred.Working knowledge of Lockout / Tagout and other safety precautionsStrong understanding of building, fire, and environmental codes and regulations.Ability to manage and prioritize multiple tasks and make sound decisions independently.Effective leadership and team management skills.Excellent communication and organizational abilities.Strong problem-solving skills and attention to detail.Proficiency in Microsoft Office (Word, Excel, Outlook).Professional communication and interpersonal skills, with the ability to interact with internal staff, external vendors, and guests.Ability to read and interpret technical documents, blueprints, and maintenance manuals.Physical Requirements :
Ability to lift items up to 50 poundsOccasional evening, weekend, or on-call work may be necessary.Ability to alternate sitting, walking and standing up to 8 hours per dayWorking Conditions :
