Position Description : Position Summary

The Regional Maintenance Supervisor oversees and supports maintenance operations across a regional portfolio of multifamily communities. This role is responsible for ensuring that each property maintains its physical assets to the highest standard of safety, functionality, and aesthetic appeal while upholding company policies, state regulations, and budgetary objectives. The Regional Maintenance Supervisor serves as a technical advisor, trainer, and leader for on-site maintenance teams while coordinating with Regional Managers, Vendors, and Corporate Leadership.

Key Responsibilities

Operational Leadership

\tConduct regular property inspections to ensure maintenance standards, safety protocols, and preventive maintenance schedules are being executed.

\tDevelop, implement, and audit regional preventive maintenance programs for HVAC, plumbing, electrical, and building systems.

\tSupport and train Community Maintenance Supervisors on technical diagnosis, work order management, and safety procedures.

\tMonitor and ensure compliance with all federal, state, and local codes including OSHA, EPA, TCEQ, and HUD / NSPIRE standards.

\tOversee capital expenditure projects in collaboration with construction and asset management teams.

\tVerify that turn schedules and make-ready standards are achieved within timeline and budget expectations.

Financial Management

\tReview regional maintenance budgets and assist with forecasting, procurement, and vendor negotiations.

\tApprove major purchases and track spending against budgeted allowances.

\tEvaluate vendor performance and ensure proper licensing, insurance, and scope adherence.

Team Development and Training

\tRecruit, train, and mentor on-site maintenance personnel to build bench strength and technical expertise.

\tConduct skills assessments and develop training modules on preventive maintenance, safety, and customer service.

\tPartner with Human Resources on performance evaluations, PIPs, and career development plans.

Safety and Compliance

\tEnsure all maintenance operations are performed in accordance with OSHA and company safety standards.

\tCoordinate emergency response plans and crisis management protocols for regional teams.

\tLead periodic safety inspections and document corrective actions.

Communication and Collaboration

\tServe as the regional liaison between site teams and corporate leadership.

\tParticipate in monthly operations reviews to discuss property performance, maintenance trends, and capital needs.

\tProvide technical guidance and support to regional management during due diligence and property acquisitions.

Qualifications

\tMinimum 57 years of progressive experience in property maintenance or facilities management with at least 23 years in a regional or multi-site leadership role.

\tStrong knowledge of HVAC, plumbing, electrical, and general construction principles.

\tProven experience in budgeting, capital planning, and vendor management.

\tExcellent leadership, communication, and organizational skills.

\tCertifications preferred : EPA Universal, HVAC Type II, CPO, CAMT, or equivalent.

\tValid drivers license and ability to travel between assigned properties.
