Community Manager - BTR (Project Management)
Role : Community Manager BTR. REPORTS TO : Regional Manager BTR. DIRECT REPORTS : Yes.
BH is a people-first multifamily owner and operator with a long-standing history in real estate. This is a newly created, remote-position within our company. The Community Manager BTR will oversee the day-to-day financial, administrative, leasing, marketing, and maintenance operations of Community / Communities, while ensuring company standards and excellent customer service are delivered. The role requires travel to multiple sites weekly and may involve running between one and three communities simultaneously.

Key Responsibilities
- Inspect communities to ensure company standards are met; ensure compliance with safety, industry, and regulatory requirements; identify areas for improvement to enhance efficiency, productivity, and profitability.
- Collaborate daily with the maintenance team to align move-in dates with renter timelines.
- Analyze market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals; monitor traffic, budgets, renewals, and marketing data to provide timely information as requested.
- Improve resident retention by addressing service issues promptly and monitoring satisfaction through in-person or follow-up communications.
- Manage repair requests, supervise maintenance responsiveness, verify status of vacant units, and oversee preventative maintenance programs per BH guidelines.
- Partner with Regional Manager to create operating budgets; manage purchase orders, expenses, vendor statements, and ensure timely processing of payables per BH policy.
- Review monthly income / expense reports, document revenues per lease obligations and accounts receivable policy, collect delinquencies, and prepare weekly / monthly operational and financial reports (petty cash, variance, leasing, renewal, financial).
- Hire, train, supervise, develop, and mentor staff; conduct performance evaluations and take corrective action as needed.
- Manage on-call responsibilities as needed and perform other duties as assigned.
