Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular / daily onsite attendance is required
- Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly / daily office & maintenance staff schedules and assignments
- Deal effectively with performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management : Achieve the highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies
- Develop yearly operating budgets / forecasts
- Monitor deposits, rent collections, and charges to ensure timely submission
- Monitor the timely receipt, reconciliation, and coding of all vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management : Develop yearly marketing plan and utilize marketing strategies & systems; ensure leasing activities and documentation are accurate
- Deal with resident complaints, concerns, and requests; develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management : Ensure all administrative & leasing reporting is accurate and timely; lead emergency response for the property; monitor service request turnaround; maintain property appearance
- Plan and utilize property resources, equipment, and supplies; obtain bids / pricing and oversee vendor relationships
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experienceCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredAbility to understand and perform all on-site software functions; basic computer skills requiredMust have basic knowledge of Fair Housing Laws and OSHA requirementsPhysical Requirements
Regularly required to communicate with others, operate at a desk or on-site, and work hours that may include overtime, weekends, and night hours (emergencies)Frequently required to remain in a stationary position; able to move about to accomplish tasksOccasionally required to ascend / descend ladders, stairs, and perform tasks in various environments; able to lift and move items up to 25 lbsLicense / equipment
