Job Overview
As a Revit / Permit Specialist at Timeline Design+Build, you will be the go-to resource for producing highly accurate construction documents and ensuring successful navigation of the permitting process. You\'ll take projects from schematics through city approval, working at the intersection of design technology and regulatory compliance. A successful candidate will be a master of Revit, possess deep knowledge of local building codes, and be comfortable engaging directly with city officials to move permits forward efficiently.

Key Responsibilities
- Revit Mastery & Document Production
- Develop precise, detailed, and buildable construction documents in Revit.
- Create and manage project models, families, and templates for efficiency.
- Produce site plans, floor plans, elevations, sections, and details that meet design intent and regulatory standards.
- Coordinate consultant drawings into Revit for cross-discipline accuracy.
- Permit & Code Expertise
- Manage the complete permitting process, from submittal to approval.
- Act as primary liaison with city planning and building departments.
- Research, interpret, and apply building codes, zoning ordinances, and permit requirements.
- Anticipate and resolve permitting issues early in the process.
- Project Support & Coordination
- Collaborate with architects, designers, estimators, and project managers for seamless design-to-permit transitions.
- Perform field measurements and create accurate \'As-Built\' Revit models.
- Track submittals, city comments, and resubmittals with organized documentation.
- Quality Control
- Review all drawings and submittals for accuracy, completeness, and compliance.
- Ensure plans are permit-ready to minimize back-and-forth with city officials.
- Provide technical guidance to team members on Revit best practices and code compliance.
- Continuous Improvement
- Stay current on Revit updates, codes, and permitting processes.
- Recommend workflow improvements to enhance accuracy and speed.
- Support sustainability goals by integrating green building practices into designs.
Qualifications
EducationBachelor\'s degree in Architecture, Drafting / Design Technology, or equivalent professional experience.Experience5-8+ years in residential design and documentation, with a strong focus on permitting and code compliance.Technical SkillsExpert-level proficiency in Revit (family creation, worksharing, documentation sets).Strong knowledge of local codes, zoning regulations, and permitting processes.Familiarity with Twinmotion a plus.Proficiency with Microsoft Suite (Word, Excel, Outlook, Teams).Soft SkillsExcellent communication skills, especially with city officials.Strong organizational abilities to manage multiple permits / projects.Detail-oriented, proactive, and collaborative.Physical RequirementsAbility to sit for extended periods.Lift up to 20 lbs as needed.Navigate stairs and active construction sites.Ability to distinguish colors for design specifications.Personal AttributesDetail-obsessed and highly organized.Persistent and diplomatic in permit negotiations.Collaborative team player with a passion for technical excellence.Driven by accuracy, efficiency, and continuous improvement.Benefits
