Responsibilities
The duties below are a general guideline for the Marketing Manager position and do not constitute all tasks or initiatives expected of the person. There may be other duties assigned by the supervisor to effectively manage the portfolio. This position includes some travel to assigned properties and owner meetings.
- Lead the development and execution of marketing strategies and programs that support the portfolio's financial performance goals, including marketing, advertising, leasing, new development presentations, and client communications.
- Partner with regional leadership and community managers to implement creative marketing and advertising strategies within budget guidelines, using online advertising, corporate and property websites, SEO / SEM, social media, referrals, signage, outreach, and email marketing.
- Create and maintain content for property websites, social media, and advertising; monitor multi-channel advertising results and adjust as needed.
- Collaborate with regional marketing and Digital Strategy teams to assess marketing efforts.
- Provide marketing support to underperforming properties by analyzing traffic and leasing performance, developing aggressive campaigns, and following up to evaluate results.
- Oversee development of signage, curb appeal deliverables, creative communication pieces, promotional materials, presentations, websites, reports, and training materials for assigned properties.
- Present marketing plans to owners / clients and deliver reports on marketing plans, success, and new opportunities.
- Identify and manage marketing vendors, review service contracts for WBPC pricing, and monitor advertising partners with cross-functional teams.
- Monitor market trends and economic conditions affecting occupancy and leasing; recommend adjustments to improve asset performance and revenue.
- Share best practices with regional teams, support corporate events, and act as a brand leader for Willow Bridge.
- Ensure employees are trained on approved digital marketing tactics in line with brand standards, including social media and online reputation management.
- Maintain knowledge of national marketing platforms (e.g., Yardi, Entrata, Rent Café, Updater, Chatmeter).
- Coordinate with the Director of Marketing Operations to ensure feeds and integrations are working properly.
- Advocate for new technology and adapt to changes; work with the Director of Digital Strategy to ensure Google Analytics are set up for each community website.
- Assist with recruitment events, tradeshows, RFPs, and pitch presentations; assist in the creation of national and regional campaigns and resident retention promotions.
- Collaborate with Regional Property Managers and senior marketing leadership; participate in regional events and corporate initiatives.
- Help plan and organize regional events and community outreach efforts (e.g., festivals, corporate events).
- Assist in training for Online Presence and Social Media courses and other marketing-related courses as available.
Qualifications
Minimum 2 years of experience in the multifamily housing industry with a focus on marketing.Minimum 2 years of experience marketing for a diverse portfolio of communities (new construction, lease-up, renovated, conventional).Minimum 2 years of experience with social media campaigns (Facebook, Instagram, Twitter, Snapchat, Pinterest, Google My Business, blogs, etc.).Ability to travel within the assigned portfolio roughly 20%–40% of the time.Strong verbal and written communication skills; ability to present, summarize reporting, and make actionable recommendations.Creative, proactive, independent, and collaborative with strong listening and feedback skills.Ability to multi-task and prioritize in a fast-paced, changing environment.Proficiency with Gmail, MS Office, CRM software, Canva, property management software, Adobe Creative Suite, and other creative tools.BS / BA degree in Marketing, Business, Communications, or equivalent field.Benefits
