This position will be responsible for the day-to-day operations of a portfolio of assets. The Regional Manager must be a team leader and serve as an effective internal and external communicator amongst multiple disciplines and organizational tiers. The Regional Manager should possess a forward-looking perspective focusing strategically on enhancing the value of the portfolio through development of on-site team members and vendors.

PRINCIPAL JOB ACTIVITIES :

  • Effectively manage assets for a portfolio of high-quality retail and mixed-use assets, coordinating all related business disciplines to maximize value creation. Including travel to the properties (East Coast) as needed.
  • Assist as needed to fill in for vacant or vacationing General Manager positions within region, including overseeing one property or a portfolio of assets which may or may not have on-site staffing. This includes all aspects of property management (operations, reporting, collections, lease enforcement, etc.).
  • Provide oversight through weekly scheduled communication with assigned General Managers and property visits and inspections of each property within the assigned portfolio.
  • Attend client / partner visits.
  • Work with property teams, owners, and Asset Management to develop business plans for each property within the assigned portfolio.
  • Lead and mentor members of the property management team.
  • Foster a creative, driven, and collaborative culture and assure the continuity of a qualified, professional, and responsive staff.
  • Create and maintain standards of property physical excellence to Centennial standards.
  • Work with General Managers to prepare and manage annual operating budgets in accordance with Centennial and client return expectations to maximize property operating income and cash flow.
  • Review, analyze, and guide portfolio financial performance for all properties assigned.
  • Review all manual billings, write offs, Q-checks, reforecasts, budgets, utility billings, financial reporting, service agreements, capital expenditures, and other operating items.
  • Ensure all properties meet established deadlines. This includes internal and external reporting, capital improvement projects, departmental or company deadlines, etc.
  • Evaluate service agreement requirements and costs, and ensure contracts are bid as required by management agreements and best practices of property management.
  • Review all property service agreements, property management originated construction service agreements, capital expenditures, and other operating items within the company's signature authority policy and parameters set forth in each property's management agreement.
  • Develop and implement proactive strategies to resolve property's operational, financial, and compliance related challenges.
  • Oversee and assist General Managers in forecasting, planning, and managing capital improvement projects.
  • Review of all property management agreements for thorough knowledge of requirements.
  • Control costs through staffing / outside contractor level assessments and analyze both operating costs and non-operating costs (e.g., capital expenditures).
  • Establish and maintain relationships with key merchant personnel, major vendors, organizations, and municipal officials.
  • Assist in property risk management initiatives and activities.
  • Promptly address tenant issues and establish follow-through procedures including determination as to when written correspondence is necessary.
  • Execute and promote the operations procedures and policies to ensure conformity with management agreement requirements, internal policies, protocols, and superior client services.
  • Assist General Managers with monitoring and supervising tenant improvements and capital improvements.
  • Ensure optimal functioning of property and building systems.
  • Work with property teams to routinely update and review emergency procedures, preventative maintenance, and operations programs.
  • Coordinate construction activities with Centennial's Tenant Coordination, Development department and the property team.
  • Oversee the administration of insurance requirements as it relates to vendor contracts and receipt of Certificates of Insurance.
  • Investigate, report, and resolve all security, insurance, tenant, or community related incidents related to assigned properties, as necessary.
  • Gather, analyze, and report statistical and financial data required to provide accurate assessments of property performance and support decision-making.
  • Understand process and calculation of pass-through charges (to include estimates, true-ups, and oversight of billings with Accounting Department).
  • Monitor collection of rent for assigned portfolio.
  • Demonstrate the core values necessary to pursue the highest standards of excellence.
  • Be a team player that integrates with other Centennial associates to effectively extend Centennial organizational culture values to property teams.
  • Lead or assist with departmental initiatives as assigned by VP or EVP of Property Management.
  • Onboarding of new properties as assigned.
  • Other duties as assigned.

REQUIREMENTS :

  • Bachelor's degree in business, finance, real estate development or related field and / or sufficient experience to provide strong leadership in property management practices and techniques.
  • A minimum of 10 years of property management; experience managing a property management department or division strongly preferred.
  • Management experience to include regional shopping centers and / or mixed-use projects, and outdoor lifestyle centers.
  • CRRP, CSM, CPM and State Real Estate Broker license preferred. Prior Senior Management experience and skills in physical property management, financial analysis, and customer relations.
  • 3rd Party Property Management experience preferred.
  • Active Real Estate License preferred but not required.
  • Demonstrated success in leadership, staff development, training, and team building.
  • Demonstrated success in business plan development and execution for properties personally managed.
  • History of success and growth within an organization.
  • Strong quantitative and qualitative skills with above-average financial acumen.
  • Ability to adapt quickly and effectively to changing assignments and additional tasks.
  • Outstanding interpersonal communication, problem solving and organizational skills.
  • Strong knowledge of property management and tenant / landlord practices, laws, rules, and regulations. Good command of commercial property management and leasing practices.
  • Ability to analyze, evaluate and act on issues and / or problems, reach sound conclusions and take appropriate action.
  • Ability and desire to innovate and grow.
  • Strong PC skills and knowledge of software and financial models in programs such as Excel, MRI, Yardi, etc.
  • Detail oriented, responsive, proactive, organized, and analytical.
  • Polished presentation and negotiation skills.
  • Proven ability to establish and meet project goals, timelines, and milestones.
  • Ability to work and travel extensively, including evenings, weekends, and holidays.

    Pay Range

    $150,000—$150,000 USD
