Overview
Construction Manager / Estimator role at Southern Land Company. The position is responsible for managing all construction-related facets of assigned single-family / master planned communities, supporting pre-construction activities (conceptual estimating, design assist and design-build management related to sitework, road construction, and land clearing), and leading the specified strategic direction with the executive team to ensure construction financial and schedule success.
Responsibilities
- Maintains a constant focus on meeting / exceeding client needs and expectations in all aspects of assigned projects.
- Plans, organizes, and staffs key field positions working with organizational / division leadership.
- Establishes project objectives, policies, procedures and performance standards within corporate policy.
- Initiates and maintains liaison with clients, subcontractors and vendors to facilitate construction activities.
- Monitors / controls construction through on-site supervision to ensure projects are built on schedule and within budget; investigates potentially serious situations and implements corrective measures.
- Represents the company in meetings and assists in labor negotiations / strategy meetings.
- Manages financial aspects of contracts to protect the project's and company's interests while maintaining good relationships with clients, subcontractors and vendors.
- Coordinates project activities, plans, and resolves problems to ensure adherence to project policies and standards.
- Maintains liaison with clients, subcontractors and vendors to support project schedule and client requirements.
- Represents the company at project meetings with clients, subcontractors, and vendors as required.
- Interprets project designs / drawings for crafts installing materials.
- Coordinates project material deliveries and subcontractor needs; resolves drawing interpretation problems and prepares field design change requisitions and as-built drawings as required.
- Prepares and disseminates documentation such as status reports, punch lists, sketches of work completed, material requirements, etc.
- Provides supervision and / or technical direction to engineers, crafts, and / or superintendents as needed to ensure work is completed in proper sequence.
- Presents design discrepancies for resolution and prepares related documentation.
- Performs building control lines and elevations for accurate measurement and installation of materials.
- Monitors and verifies construction progress to prepare monthly billings based on work completed.
- Assists in scheduling service and maintenance on equipment to reduce downtime and operating costs.
- Assists in equipment scheduling to optimize utilization of resources.
- Helps plan workflow and equipment mix to minimize operating costs while achieving production goals.
- Coordinates safety-related activities with Corporate Safety Manager, including compliance with Safety Data Sheets and PPE requirements.
- Verify project cost estimates, field measurements, and scope / sketches for clarity and thoroughness.
- Use cost estimate experience to drive schedules and ensure subcontractors meet timelines.
- Provide innovative solutions to complex issues related to cost, lead times, vendors, and materials.
- Produce progress estimates at design milestones and maintain vendor relationships.
- Coordinate and ensure preliminary construction schedules are developed for each estimate.
- Assist in preparing subcontractor bid lists and issued Requests for Proposals.
- Ensure estimates, including general conditions, are accurate and reflect project requirements.
- Support value engineering sessions with project and design teams.
- Evaluate bids and proposals from vendors.
Qualifications
Proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook) and ability to use other software as needed.Proficiency in estimating software such as B2W, Hard Dollar, Bid Build, HeavyBid or similar; scheduling software such as MS Project or Primavera.Proficiency in AgTek Earthwork.Understanding of civil engineering design and construction methods and industry standards.Knowledge of mass grading, earthwork, stream restoration, stormwater management, erosion control, and utility infrastructure requirements.Experience with job costing, scheduling and contract change management.Ability to apply innovative management techniques to maximize project performance.Strong attention to detail, multi-tasking, and work ethic; excellent written and verbal communication skills.Ability to read and interpret blueprints, safety rules, and maintenance instructions; ability to write routine reports and correspondence.Ability to speak effectively before clients, management, subcontractors and vendors; ability to define problems, collect data, establish facts, and draw valid conclusions.Ability to organize multiple streams of information and manage multiple priorities and deadlines.Must meet the qualifications to perform the job successfully.Supervisory Responsibilities
Oversight and management of field management roles (superintendents, foremen, tradespeople, subcontractors and suppliers).Required Education And Experience
Minimum of 5 years' previous experience in an equivalent position.Preferred Education And Experience
Bachelor of Science in Civil Engineering, Project Management, Construction Management or equivalent related field of study.Company Overview
