Maintenance Technician
Facilities Department
Full-Time : 40 hours
Monday - Friday; 7 : 00am to 4 : 00pm
Competencies :
Excellent verbal and written communication skills requiredMust possess strength, stamina, and mobility to perform heavy physical work out of doors in all weather conditions and with exposure to potentially hazardous conditionsAbility to use varied hand and power tools and drive a motor vehicle and / or construction equipmentKnowledge of community materials and contractor resourcesVision to read printed material and computer screenHearing and speech to communicate in-person and over the telephone and / or radioMust be available for regular assignments and work scheduled off-hours and emergency overtime as requiredMust be willing to work out of doors in all weather conditions and with exposure to traffic and potentially hazardous conditionsKnowledge of standard procedures, equipment and materials related to construction, operation, maintenance and repair of facilitiesand infrastructure found in a community mental health settingEssential Functions / Responsibilities :
Respond appropriately to Indian Rivers staff and consumers regarding facility problems as directed; differentiate between routine and emergency maintenance problems and take appropriate action; work after hours or call-outs as directedDiagnose mechanical problems and determine how to correct them, checking blue prints, schematics, and repair manuals as necessaryEstimate repair costsMaintain records of services requested and performed, informing the Facilities Manager of unusual situations or difficultiesPerform basic trade activities such as electrical, plumbing, and carpentry work in Indian Rivers buildings and facilities asneeded. Plunge, repair, and / or replace any and all plumbing pipes / fixtures above gradeProperly install and inspect all electrical equipmentSkillfully perform carpentry work as neededEnsure that air conditioner, heating and plumbing equipment is running properlyAssist in ensuring buildings are properly paintedReplace broken glass in buildings suck as windows or doorsAssist with landscaping duties including maintenance, planting, fertilizing, and trimming trees and shrubs, performing weed abatement and pest controlPerform routine maintenance to ensure that equipment runs smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorateInventory and order supplies, parts, and equipment from catalogs, suppliers, or obtain them from storefronts following Indian Rivers purchasing policyAnswer complaints and questions regarding Indian Riversfacilities; contact staff and consumers to inform them of work to be performedAdhere to safety proceduresAttend all staffings and meetings as scheduledPerform duties independentlySupport Organizational Code of Conduct, Standards Compliance, HIPAA and security programs by ensuring job tasks are performed in a legal and ethical manner, assessing the work area for non-compliance and notifying the supervisor, manager, Executive Director or designee as appropriate, and maintaining training requirements and understanding that training is a required condition of employmentMaintain the confidential nature of all consumer and Organization related activities by not divulging information outside the facility, discussing information within the facility on a need-to-know basisAdhere to attendance and punctuality policy by allowing adequate time to arrive, clock-in and assume responsibilities at designated time. adhering to meal and break times and making timely requests for annual leave and reporting the need for sick leave in accordance with policyAll other duties and responsibilities as assigned by the Supervisor or Executive DirectorMinimum Qualifications :
High school diploma or equivalent requiredBuilding maintenance, electrical, HVAC, and plumbing experience preferredMust be able to lift 50 poundsMust be able to use power and hand toolsCurrent Alabama Driver's License and good driving record as defined by Indian Rivers' policyMust be able to read, write legibly, speak, and comprehend EnglishFull-Time Employee Benefits :
