Job Summary

The Division 8 Project Detailer plays a crucial role in the successful execution of CMF (Commercial / Multifamily) projects by overseeing the detailing, documentation, and submission processes once a project is secured by the sales team. This position involves close collaboration with various in-house departments, customers, and vendors to ensure that all project specifications for doors, frames, and hardware are meticulously detailed and meet the highest standards of quality.

The ideal candidate is a detail-oriented professional with a strong background in the doors, frames, and hardware industry, who thrives in a dynamic environment. They will leverage their industry experience to produce accurate and comprehensive shop drawings, submittals, and schedules. This role demands a commitment to excellence, attention to detail, and a proactive approach to problem-solving.

The mission for this role is to accurately and efficiently detail CMF-awarded projects, thereby allowing project managers to focus on managing existing projects and allowing the sales team to focus on winning new projects.

Measures of Success

  • Detail $15M - $20M of CMF-awarded projects
  • 95% on-time delivery of all details to customers
  • Near zero quality defects related to detailing mistakes
  • Detailed margin ≥ bid margin

Job Responsibilities

  • Engage with estimators early in the project lifecycle to review and clarify the project scope, ensuring alignment with client expectations and budgetary constraints.
  • Thoroughly examine architectural drawings, plans, specifications, addenda, and other relevant documents to accurately interpret the design intent and identify potential issues.
  • Utilize extensive knowledge of building codes, life safety standards, and accessibility requirements (e.g., ADA compliance) to ensure that all designs meet regulatory standards.
  • Create precise submittals and shop drawings by integrating door schedules with comprehensive product data, ensuring all elements are accurately represented and meet project specifications.
  • Design and implement door hardware keying schedules, coordinating with stakeholders to ensure security and functionality are optimized across the project.
  • Collaborate with the access control project manager to integrate door hardware and access control systems, ensuring seamless functionality and adherence to security requirements.
  • Evaluate and suggest cost-effective alternatives without compromising quality, performance, or compliance, contributing to the project's value engineering efforts.
  • Verify and track all vendor quotes to ensure consistency, accuracy, and alignment with budget expectations.
  • Confirm submittal project pricing against estimated project pricing, identifying and addressing any discrepancies to maintain budget integrity.
  • Collaborate closely with project managers during the job transition phase, providing ongoing technical support and ensuring a smooth handover from design to execution.
  • Conduct thorough reviews of shop orders to ensure they align with approved submittals and project requirements, addressing any inconsistencies before fabrication.
  • Write detailed RFIs to clarify any ambiguities, resolve potential conflicts, and obtain necessary verifications, maintaining clear and effective communication with all stakeholders.
  • Upon receiving feedback on submittals, promptly revise and resubmit documents as required, ensuring that all revisions are thoroughly documented and meet the final approval criteria.
  • Required Experience / Skills

  • At least 5 years of experience in detailing or a related role within the construction industry, with a focus on Division 8 components.
  • Strong understanding of Division 8 materials, hardware, building codes, and industry standards (e.g., ADA requirements, fire ratings).
  • Preferred Experience / Skills

  • A degree in Architectural Technology, Construction Management, Engineering, or a related field.
  • Certification from the Door and Hardware Institute (DHI) as an Architectural Hardware Consultant (AHC) or Certified Door Consultant (CDC).
  • Experience with large-scale or complex projects, such as large apartment complexes or high-rise buildings.
  • Experience with AVAware.
