ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property’s cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations including personnel, leasing, maintenance, financial administration, and risk management. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices and evictions as needed.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
- Perform end-of-month closing procedures and reporting; maintain organized records and audit resident files for accuracy.
- Walk units, post move-out charges, statements, and security deposit refunds.
Personnel Management
Regular / daily onsite attendance is required.Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.Ensure staff training, coaching, and guidance in compliance with Asset training benchmarks.Promote harmony and high performance through effective leadership; ensure compliance with company policies.Support strategic leasing management and ensure effective tenant closure, follow-up, lease signing, and accurate reporting systems.Implement marketing strategies and resident retention programs; address resident complaints and requests to ensure satisfaction.Show, lease, and move in prospective residents.Administrative Management
Provide excellent customer service and monitor maintenance service request turnaround.Maintain property appearance and note / complete repairs; conduct regular property inspections.Assist with supervision of all business functions related to operations.Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, and address service issues).Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing industry, or two years related experience; or equivalent combination of education and experience.Ability to understand and perform onsite software functions; basic computer skills required.Basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regularly be in a stationary position; may stand or sit for extended periods; communicate with others; perform repetitive motions; inspect and process information.Move about the property and work in various environments; climb ladders or stairs, lift up to 25 lbs, and operate equipment as needed; be able to work overtime, weekends, and emergencies.Compensation and Benefits
At Asset Living, compensation decisions consider skills, background, certifications, and other factors. Salary Range : $20.00 - $22.00 per hour
