Position Overview
The Senior Property Manager will oversee day-to-day operations across a portfolio of industrial and warehouse properties. This role requires strong financial acumen, vendor management expertise, and the ability to balance both strategic oversight and hands-on responsibilities. The ideal candidate has experience managing property operations, coordinating with tenants, and ensuring assets are maintained to the highest standard.
Key Responsibilities
- Oversee tenant relations, including addressing payment issues, coordinating evictions, and resolving complaints with minimal oversight.
- Conduct in-depth monthly reviews of accounts receivable, ensuring timely collection of past due balances and implementing corrective actions as needed.
- Review financial statements and billing to verify accuracy of tenant charges, expense reimbursements, and miscellaneous fees.
- Manage vendor relationships : solicit and negotiate bids, compare proposals, ensure compliance with insurance requirements, and assign appropriate vendors to each project.
- Coordinate routine and capital improvement projects, ensuring quality, cost-effectiveness, and adherence to timelines.
- Perform regular property inspections to identify maintenance needs, monitor tenant use of premises, and ensure compliance with codes and permits.
- Respond to code violations and implement corrective actions swiftly.
- Execute post-acquisition transition tasks such as property branding, immediate make-ready work, and general site improvements.
- Maintain organized records of bids, contracts, and property-related documentation.
- Provide leadership and potential supervision of junior property staff while remaining actively engaged in hands-on management tasks.
Qualifications
