Maintenance Utility Technician – Commercial Real Estate

Location : Midtown East Tampa, FL 33607 (Near Gramercy Lane)

Schedule : Monday–Friday, Full-Time

Pay Rate : $19.00–$20.50 / hour (Hourly, Non-Exempt)

Position Overview

We are seeking a Maintenance Utility Technician to support our full-service commercial office buildings in the Tampa market. This role is ideal for someone who is hands-on, reliable, and passionate about facility maintenance and customer service. You’ll work closely with the Senior Maintenance Technician and Property Manager to ensure our buildings operate smoothly and efficiently.

Key Responsibilities

  • Assist with general building maintenance and repairs
  • Perform touch-up painting, minor janitorial tasks, and clean-up duties
  • Support mechanical maintenance and troubleshooting
  • Conduct minor leak repairs (roof, windows, fountains)
  • Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, signage, blinds, etc.
  • Help with scheduling and supporting contractors for fire protection and life safety systems
  • Use and maintain the online service request system and handheld devices
  • Pull and organize maintenance records and reports
  • Participate in hurricane preparedness and emergency response
  • Foster a positive customer experience through responsive service and professionalism

Qualifications

  • High School Diploma or equivalent required
  • 1+ year of experience in janitorial or facility maintenance (commercial real estate preferred)
  • Basic understanding of state and local building codes
  • Must have a valid Driver’s License
  • Ability to work on-call for emergencies, including nights, weekends, holidays, and Black Sky events

  • Exposure to mechanical parts, vibration, and airborne particles
  • Must be comfortable working in extreme outdoor conditions (heat, cold, wind, rain)
  • Ability to climb ladders and work on rooftops
  • Noise levels may vary depending on job site
