Investment Analyst / Associate

Woodside Health (WSH) | Cleveland, OH

Woodside Health is a Cleveland-based private equity real estate investment firm with a national footprint. We acquire and manage medical outpatient buildings (MOBs), with over $750M in assets under management and a rapidly expanding portfolio.

We are seeking a full-time Investment Analyst / Associate to support the full investment lifecycle. This includes supporting each of our departments as noted below. This highly visible role is both analytical and strategic, offering broad exposure across the firm and direct interaction with senior leadership. Core Responsibilities

Acquisitions

We identify and acquire medical properties nationwide, developing a unique investment thesis for each opportunity. Our process is grounded in rigorous financial modeling and due diligence.

Key responsibilities :

  • Evaluate investment opportunities using market data, leasing activity, and comparable sales analysis.
  • Collaborate with team members to develop investment theses and actionable business plans, including assumptions for operations, leasing, and capital planning.
  • Build and maintain detailed financial models in Excel and ARGUS, including metrics such as NOI, DSCR, IRR, and waterfall returns.
  • Support due diligence, including lease reviews, financial audits, title / insurance analysis, and coordination of third-party reports.

Financial Analysis & Reporting

We manage a growing portfolio across multiple investment vehicles. Our team develops asset and portfolio-level financial models to support informed decision-making.

Key responsibilities :

  • Develop and maintain pro forma models at the asset, fund, and portfolio levels, including complex waterfall structures.
  • Monitor performance metrics, cash flows, distributions, debt covenants, and KPIs.
  • Aggregate and synthesize data from internal and external sources to support model accuracy and decision-making.
  • Maintain “living” ARGUS models and ensure consistency across assets.
  • Analyze budget variances and implement solutions to address discrepancies.
  • Draft investor reports tracking progress toward investment objectives and business plan execution.
  • Asset Strategy & Planning

    We proactively manage each asset to optimize performance and drive value, collaborating with lenders, brokers, consultants, and other partners.

    Key responsibilities :

  • Assist in developing and tracking annual business plans for assets and the broader portfolio.
  • Support asset sales, refinancings, and recapitalizations.
  • Coordinate communication with lenders and equity partners as needed.
  • Asset Management

    We take an active ownership approach, overseeing financial, operational, and tenant-related decisions for each property.

    Key responsibilities :

  • Review lease proposals for alignment with business plans and recommend appropriate actions.
  • Monitor rent collections and support resolution of delinquencies and legal matters.
  • Track capital and tenant improvement projects; provide support on business decisions as needed.
  • Assist in developing annual property budgets and completing CAM reconciliations.
  • Serve as a point of contact for tenants, addressing questions and concerns.
  • Investor Relations

    We manage a range of investment vehicles, including SPVs, funds, and joint ventures, and work with a diverse investor base.

    Key responsibilities :

  • Assist in creating pitch decks and marketing materials.
  • Support preparation of offering documents for equity and debt raises.
  • Communicate with investors and respond to inquiries.
  • Coordinate collection of investor commitments and documentation.
  • Maintain investment management software and investor records.
  • Qualifications

  • Applicants must be U.S. citizens or permanent residents. Authorization to work in the United States is required; visa sponsorship is not available for this position
  • 1–3 years of experience in investment analysis, FP&A, audit, investment banking, consulting, or a similar financial role.
  • Strong financial modeling skills and advanced Excel proficiency.
  • Experience with large data sets and synthesizing insights.
  • Familiarity with ARGUS is preferred.
  • Proficiency in Word, email, and general business software.
  • Ability to read and interpret leases, loan documents, and private placement memorandums.
  • Strong verbal and written communication skills.
  • Highly organized with attention to detail and the ability to manage multiple deadlines independently.
  • Demonstrated integrity, resourcefulness, thoroughness, creativity, analytical thinking, and relationship-building skills.
  • Willingness to travel for site visits.
  • Completion of a case study will be required during the interview process .
