Turner & Townsend Heery is seeking a Senior Construction Project Manager for K-12 projects in Los Angeles. The firm specializes in project and program management for public sector organizations, with expertise in education facilities and other sectors.
All duties associated with the Senior Project Manager role, with specialized experience required for the successful delivery of education projects. Oversees the fulfilment of LAUSD's overarching organizational goals by coordinating activities and interdependencies between multiple project teams with a focus on the strategy and delivery of the overarching program on behalf of LAUSD. Monitors key performance indicators for project and program progress, resources, budget, risks and opportunities. Collaborates and communicates with LAUSD leadership and project team leaders to review progress and address issues as they arise.
Responsibilities
- Conduct periodic site visits to monitor the progress of construction.
- Review status of work completed during the period covered.
- Ensure work is generally proceeding in a good and workmanlike manner in accordance with approved drawings and specifications.
- Review contractors\' direct cost payment requisitions and budget status.
- Review subcontracts, bonds / subcontractor default insurance.
- Review change orders.
- Review Developer\'s monthly job cost reports and assess adequacy of contingency.
- Review construction and disbursement schedules.
- Review lien waivers and other documentation submitted by the Developer.
- Prepare project status reports and recommend the release of construction funds.
- Review contract drawings and specifications for completeness and general compliance with professional standards.
- Analyze the Developer\'s direct and indirect cost budget with cost backup and coordinate with the Cost Advisory group for parameter estimates and take-offs.
- Review and comment on construction agreements, subcontracts, design agreements, and related statements of qualifications.
- Review and comment on construction and disbursement schedules and other documents, including but not limited to : zoning approvals, certified surveys, building permits, utility letters, soil and foundation reports, and designers\' certifications of code and ADA compliance.
- SOX control responsibilities may apply where relevant.
- Other duties as assigned.
- Exemplary communication, organizational, and analytical skills; ability to present information effectively.
- Strong financial acumen, including budgeting and cost analysis.
- Ability to forecast and prepare budgets and conduct financial analyses.
- Proven ability to solve complex problems and work in a matrix environment.
- Knowledge of MS Project, contracts, and construction practices; familiarity with entitlement / permitting processes and delivery methods.
- Familiarity with construction best practices, building codes, and various building types and systems.
- Detail-oriented and highly organized.
Education and Experience
Fifteen (15) years of full-time paid professional experience in construction and / or a combination of project and construction management of public / educational facilities.Five (5) of the fifteen (15) years should involve coordinating complex projects with construction values exceeding $20M.Bachelor\'s degree in Architecture, Engineering, Construction Management, or related field.Minimum eight or more years of construction administration, architecture, engineering or similar experience.Preference
Education and K-12 experience is preferred.Relevant professional licensure and / or certifications strongly preferred (e.g., PE, RA, CCM, AAAE, LEED, PMP, AICP).The salary range for this full-time role is $140k-$175k per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, not total compensation. Turner & Townsend reserves the right to pay more or less than the posted range based on experience and qualifications.
