Overview
COMMUNITY MANAGER is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management : screen, hire, train, coach, and develop on-site staff; ensure ongoing training and performance management; complete weekly / daily staff schedules.
- On-site operations : supervise property operations, leasing, maintenance, and administrative activities; ensure compliance with company policies and safety standards.
- Financial Management : strive to maximize net operating income through cost control and revenue / leasing improvements; develop yearly operating budgets / forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
- Strategic Leasing & Marketing : develop annual marketing plans; implement leasing strategies; ensure effective resident screening, lease signings, documentation, and reporting; address resident complaints and implement retention programs.
- Administrative & Maintenance Management : ensure accurate leasing reporting; oversee emergency response and safety; monitor service request turnaround; conduct regular property inspections and plan for resource use.
- Maintenance Leadership : direct maintenance, construction, and rehab activities to ensure quality and timely completion of work orders.
- Other duties : provide on-site leadership for emergencies and ensure timely, compliant operations.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing; or equivalent combination of education and experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Basic computer skills and familiarity with on-site software; knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regular communication with others; ability to work overtime, weekends, and nights as needed (emergencies).Ability to stand, sit, and move for extended periods; occasional ascent / descent of ladders and stairs; lift and move objects up to 25 lbs; operate basic tools and vehicles; work in various weather conditions and environments.License / Equipment
Reliable transportation due to emergency on-call requirement.Salary
Base pay range : $70,000.00 / yr - $74,000.00 / yr
