job_description.job_card.job_description58 years of estimating / preconstruction experience in commercial construction Background with a General Contractor (national or regional preferred) Proficiency in estimating software (e.g., Bluebeam, On-Screen Takeoff, PlanSwift, ProEst, Sage Estimating) In-depth understanding of construction methods, materials, building codes, and cost drivers Ability to read and interpret construction plans and technical documents Strong analytical skills and attention to detail Excellent communication and interpersonal skillsable to work effectively with internal teams, clients, and subcontractors Bachelors degree in Construction Management, Engineering, Architecture, or a related field is preferred (not required)

Responsibilities
- Prepare detailed cost estimates, budgets, and bid proposals for a variety of commercial construction projects
- Review construction documents including drawings, specifications, and addenda
- Perform accurate quantity takeoffs and develop pricing using industry-standard tools and historical cost data
- Solicit and evaluate subcontractor / vendor bids
- Collaborate with project managers, architects, engineers, and clients during the preconstruction phase
- Support value engineering, budgeting, and scheduling efforts
- Participate in project hand-offs and help ensure seamless transition from preconstruction to operations
