We are looking for a motivated and detail-oriented Property Administrator to join our team in Patterson, California. This position offers a Contract-to-Permanent opportunity, ideal for someone passionate about managing tenant relations, property maintenance, and financial oversight. The role requires strong organizational skills, a customer-focused approach, and a solid understanding of property management practices.
Responsibilities :
- Manage tenant relationships, including lease agreements, renewals, and terminations, ensuring smooth communication and issue resolution.
- Conduct regular property inspections to verify tenant compliance and identify maintenance needs.
- Coordinate routine maintenance schedules and oversee repair work to maintain safety and regulatory standards.
- Develop and execute marketing strategies to attract prospective tenants and minimize property vacancies.
- Show properties to potential tenants, explaining lease terms and answering questions effectively.
- Monitor rental rates by conducting market research to ensure competitiveness.
- Collect rent payments, manage accounts receivable, and prepare property budgets.
- Maintain accurate financial records, including income, expenses, and transactions.
- Ensure compliance with local, state, and federal regulations, including building codes and landlord-tenant laws.
- Keep property documentation up-to-date, such as lease agreements and insurance policies.
- At least 2 years of experience in property management or a related field.
- Proficiency in using property management software, such as Yardi.
- Strong communication and negotiation skills for tenant interactions and lease agreements.
- Exceptional organizational abilities to manage documentation and property schedules.
- Problem-solving skills to address tenant concerns and property issues efficiently.
- Familiarity with local real estate market trends and applicable property laws.
- Customer service skills to foster positive tenant relationships.
- Ability to conduct market research and analyze rental rates effectively.
