Summary :
The Resident Qualification Specialist plays a vital role in driving the companys leasing success and occupancy goals by reviewing, verifying, and determining the eligibility of rental applicants. This position directly impacts our ability to maintain low delinquency, uphold fair housing compliance, and prevent fraudulent move-ins. The Specialist collaborates with customers, on-site and remote teams, and third-party screening partners to ensure every applicant is evaluated accurately and fairly.
This role requires a detail-oriented mindset , analytical thinking , and a collaborative approach . It also demands strong communication skills , a proactive mindset , and a clear commitment to compliance and customer service .

Essential Duties :
Application Review & Decision-Making
- Evaluate rental applications using internal qualification criteria and third-party screening tools (e.g., Yardi, TransUnion).
- Detect and investigate inconsistencies or red flags in applicant documentation, including income, employment, rental history, and identity verification.
- Maintain accurate and thorough documentation of manual application decisions to ensure compliance and audit readiness.
- Recommend updates to resident qualification standards based on observed trends in delinquency, fraud, or market conditions.
- Triage and resolve screening-related escalations submitted through the companys internal ticketing system, providing centralized support to all communities across the portfolio.
Collaboration & Stakeholder Support
Serve as a primary point of contact for customers, on-site and remote operations teams, and third-party screening providers regarding application decisions and qualification guidelines.Support training initiatives for internal teams related to application review, fraud prevention, and compliance requirements.Coordinate with cross-functional teams including Risk, Legal, and Leasing to ensure alignment with policies and procedures.Compliance, Reporting & Process Improvement
Ensure adherence to Fair Housing, FCRA, and internal screening policies in all aspects of the application review process.Assist in compiling and analyzing reports on application outcomes, approval / denial rates, fraud mitigation effectiveness, and other key metrics.Maintain confidentiality of applicant data and screening outcomesMonitor and strive to improve performance across key indicators, including :Application turnaround time

Education and / or Experience :
Required
2+ years of experience in multifamily housing, leasing, or application screeningProficiency with property management platforms (Yardi, RentCafe, Funnel, RealPage, etc.)Working knowledge of Fair Housing and FCRA regulationsPreferred :
Experience in fraud prevention within housing or financial servicesBackground in compliance, risk management, or auditingFamiliarity with third-party screening services (e.g., TransUnion, Experian, Certn, Snappt)Physical Requirements :
This role requires prolonged periods of sitting at a desk and working on a computer. Occasional standing, walking, and lifting. Occasional travel for training or team meetings as needed.
