Job Overview :
The Maintenance Inspector upholds the Facilities department’s maintenance standards by performing assessments of THA assets and residential units, using the uncovered data to identify and recommend preventative maintenance projects that are needed, and adhering to HQS and NSPIRE inspection standards. This position is also responsible for assisting the department leadership with the development of scopes of work for smaller periodic maintenance projects; and may include the management and administration of property-specific preventative maintenance contracts. The Maintenance Inspector will be required to follow and maintain a highly structured unit inspection schedule, manage contractor interactions, review and process invoices and purchase orders, and work professionally with diverse populations.
Responsibilities and Essential Duties :
Inspect and verify maintenance activities and work performed by the Maintenance Mechanic.
Assure all work is performed in accordance with Federal and Agency safety regulations, standards, codes, and requirements.
Make sound judgments regarding the seriousness of deficiencies and risks to the Agency or its residents.
Assist in the effective, timely, and accurate processing of purchase orders and invoices for the department.
Investigate property maintenance complaints from the public and communicate the findings of the investigation.
Perform building and unit inspections after fires, vehicle impact damage and natural disasters and emergencies.
Maintain proper documentation of inspections and work that has been performed to ensure that acceptable quality standards are met, including written reports and photographic documentation.
Report on inspections, trends, and re-occurring deficiencies.
Ensure that appropriate and current Material Safety Data Sheets (MSDS) are maintained on properties.
Participate in Hurricane pre and post damage assessment activities.
Perform minor preventive maintenance and repair works as needed.
Perform other duties as assigned such as : emergency response, assessments, recovery operations, etc.
Prepare reports as directed by the Facilities department leadership.
Perform off hours on call duties as needed.
Required Qualifications :
Education level
Associates or technical college degree.
Experience
Four (4) years equivalent combination of education and training which provides the requisite knowledge, skills, and abilities.
Specific skills
Ability to communicate both in writing and orally in clear and understandable manner with co-workers, residents and THA leadership.
Ability to learn and use technical manuals.
Skill in critical thinking, time management, organization, and prioritization.
Strong computer skills; including Microsoft Office, Adobe, Yardi, scheduling software, etc.
Certification of HQS and NSPIRE Inspection training or ability to obtain within 6 months.
Certification of a 40-hours Occupation Safety Health Administration (OSHA) course or ability to obtain within 6 months.
Ability to work in confined spaces.
Good interpersonal, communication and customer service skills.
Personal characteristics
Organized, Attentive to detail.
Good mechanical aptitude and ability to solve problems effectively.
Ability to work independently with minimal supervision
Physical abilities
Able to travel to and work at all THA properties, in all weather conditions.
Clarity of vision at 20 inches or less. Ability to judge distances and spatial relationships to see objects where and as they actually are.
Licenses
Valid Florida Driver’s License with no major infractions.
Insurable under the agency’s insurance policy.
Special Screenings
Level II Background Clearance.
