The Role : This role oversees the community in an efficient and profitable manner through fostering an environment of satisfaction and well-being by residents and associates, consistent with the goals and objectives of the company and community owners. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
5-7 years of experience in the property management industry2+ years of experience as a community / property managerDemonstrated ability to diffuse and respond to resident concerns, avoiding escalationProven effective and efficient leadership experienceKnowledge of Section 8 / HAP qualifications requiredStrong interpersonal, verbal and written communication skillsCapacity to interact effectively with senior executivesAbility to work well under time and other constraintsProfessional presentation and appearanceFamiliarity with Microsoft Office (Word, Excel, PowerPoint), internet and emailKey Accountabilities
Resident Relations + Customer ServiceEnsure a positive experience for the entire resident life-cycle – from move-in to move-outImplement system for providing all necessary services to residents, including immediate acknowledgement and prompt action to correct complaintsServe as advocate for residents by effectively communicating concerns to senior leadershipFunction as a resource center for residents on all things that affect and may disturb their community-living experienceResponsible for all resident events and retention programsRefer residents as necessary to appropriate services and agencies that offer assistanceMaintain a secure confidential file for each residentFiduciaryUnderstand the current financial health of the assigned community by regularly reviewing the budgetProduce financial growth or gains for the community through marketing and leasing of new and turnover units, as well as additional revenue streamsManage and execute all budgets, rent rolls, projections and occupancy goalsImplement a system to achieve 0% rent delinquencyPrepare and produce monthly reports and financials accurately and timelyWith Regional Manager, prepare Property Annual Operating BudgetPrepare and submit subsidy vouchers (when applicable)Oversee large capital projects and coordinate between multiple departments (when applicable)Staff LeadershipChallenge all team members to achieve higher levels of performance by establishing and communicating immediate and long-term goalsCoordinate and oversee on-site operations including budget implementation, compliance matters, vendor relationships, contractor workmanship, rent collections, accounts payable, etc.Promote high-performing team execution through regular feedback, training and developmentEmpower collaboration and inclusivity, building trust and transparencyDemonstrate effective communication with residents, community, agencies, owners and team membersRegularly assess employee performance through on-the-spot feedback and the performance review processRecognize team members when performance meets or exceeds expectations; address underperformance with clear expectationsRespond to team member concerns, maintenance conditions, resident problems, security breaches, and emergenciesCreate and supervise schedules to ensure maximum operational efficiencyEnsure the community's curb appeal is maintainedAdherence to Property Management Rules, Regulations and GuidelinesConduct all business in accordance with company policies and procedures, Fair Housing, ADA, and all laws pertaining to the apartment industryMeet compliance and eligibility requirements as established by local, state and federal agenciesEnsure proper procedures are followed as detailed in handbooksRespond to housing violations and liability concerns regarding the communitySeek approval and guidance from the Regional Manager within specified parametersPhysical Demands & Working Conditions
