Engineering / Maintenance / Grounds
Ensure that all building and equipment remains in good repair with a minimum of down time by overseeing and assisting with day-to-day maintenance and preventative maintenance of all assigned hotels. Continually work toward and support the improvement of engineering services to both guests and associates while sharing functional knowledge and skills. Act as the direct supervisor of Assistant Director of Engineering at The Pfister and Saint Kate the arts hotel, while serving as an indirect supervisor of the Assistant Directors / Directors of Engineering at Hilton Milwaukee, Hilton Madison, and AC Chicago. Occasionally provide general project oversight & consultant responsibilities, as well as support Engineering needs at other locations within the hotel division. May be asked to assist with annual property visits to ensure adherence to all set policies and procedures across the portfolio.
Essential Functions :
- Possess ability to troubleshoot, repair and / or maintain :
- Physical building to include all FF / E
- A / C and refrigeration equipment
- Electrical systems
- Mechanical equipment (i.e. motors, starters, pumps, fans, etc.)
- Plumbing and drains
- Pneumatic and electronic systems and controls
- Fire Alarm and Life Safety equipment
- Ensure timely and accurate "real time" forecast reporting is maintained
- Assist in determining scope of project on renovations and capital projects
- Resolve property specific issues using solutions that involve new techniques, technologies, products, or concepts
- Analyzes technology trends, human resource needs, and market conditions to plan projects and assist with acquisitions
- Ensures facility compliance with regulatory and safety standards
- Develop, review and communicate operating standards for engineering teams
- Review property P&L statements in regards to repairs, maintenance and capital investments
- Acts as the subject matter expert on building infrastructure and building systems issues
- Review guest satisfaction survey results and identifies areas of improvement, holding the property leadership accountable for the continuous improvement of results
- Ensure properties have updated ADA and OSHA plans annually
- Ability to work with other Chief Engineers in an advise / consult / train / guide environment
- Oversee General Contractors to deliver the project on-time and within-budget
- Manage progress billing, lender inspections, approve and process monthly draws
- Analyze and process Change Order Requests for approval
- Oversee RFI's and submittal process
- Coordinate Project Consultants and Vendors
- Coordinate delivery and storage of owner supplied materials
- Prepare and maintain project turnover schedule
- Accept direction and provide project consulting as occasionally directed by the Senior Vice President of Operations and Vice President of Project Management
Position Requirements :
Must be able to read and interpret documents to include blueprints / schematics, procedural manuals, budgets / financial statements, and OSHA standardsMinimum of 5 Years of Engineering management preferably with hotel and multi-million dollar projectsExperience / expertise in construction of commercial properties including design and layout and management of contractors and subcontractorsExperience in costs, bid process & analysisMust have expert knowledge with HVAC, mechanicals, and steamPossess excellent interpersonal and communication skills with past experience in win / win negotiationsExceptional organizational and time management aptitudeUnion experience is beneficialAbility to work independently or as a teamAnalytical skills in order to assess and identify problems and then implement solutionsRepresent the company in a courteous and professional mannerAbility to develop budgets for projects and execute projects to budgetMust possess solid computer proficiency, with project management software experience / knowledge strongly preferredRequires prior leadership and management experience in a similar environment
