Position
Community Manager – responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on‑site leader, the Community Manager manages all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management.
Essential Duties & Responsibilities
- Personnel Management – screen, hire, train, coach, develop on‑site staff; complete weekly / daily schedules; address performance issues.
- Financial Management – achieve highest possible net operating income through cost control, revenue & leasing improvement; develop yearly operating budgets / forecasts; monitor rent collections, vendor invoices, and ownership financial reports.
- Strategic Leasing Management – develop yearly marketing plan; obtain lease closures; retain residents; manage resident complaints and satisfaction.
- Administrative & Maintenance Management – ensure accurate reporting; head emergency team; manage maintenance staff service request turnaround; maintain property appearance; direct maintenance, construction, and rehabilitation activities.
Education & Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and / or training.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Basic computer skills required; basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
May be required to communicate, repeat motions, work overtime, weekends, nights, and emergencies.Frequently required to stand, sit, move between work sites; occasionally required to use ladders, stairs, scaffolding, and lift objects up to 25 lbs.License & Equipment
Must have reliable transportation due to the emergency on‑call requirement.Salary Range
$50,000 per year to $55,000 per year
