Wilhoit Properties, Inc. (Wilhoit) is seeking an experienced
Marketing Director
to lead all marketing efforts for our rental housing units developed under the Federal Affordable Housing Tax Credit Program (Section 42).
The Marketing Director will be responsible for shaping the strategic marketing direction and ensuring our initiatives support our revenue goals. The ideal candidate will have significant experience in marketing campaigns targeted at specific income demographics, strong project management skills, and a passion for leveraging technology and data in their marketing strategies.
Marketing affordable housing requires a unique approach that blends compliance awareness with targeted outreach to underrepresented or underserved communities. The individual must either have or be willing to learn items pertaining to fair housing laws and requirements.
About Us :
Wilhoit is based in Springfield, Missouri and manages 180 apartment complexes across 15 states containing more than 17,000 housing units. Our success and growth has created the demand for our Company to hire a Marketing Director who will be part of the Executive Management Team.
Ideally, the position would be based in our Corporate Office in Springfield, MO; however, we are open to remote candidates with the understanding that periodic travel to Springfield will be required.
Responsibilities
Oversee the company website and individual property pages, ensuring up-to-date content including photos, unit layouts, amenities, rent schedules, and income qualifications
Lead the development and execution of marketing strategies that attract residents, enhance brand visibility, and drive business success for the entire portfolio which includes senior and family properties located in major cities as well as secondary towns
Create and implement innovative campaigns that capture attention, drive engagement, and meet business objectives
Manage multiple marketing projects simultaneously, ensuring they are completed on time and within budget
Analyze data to identify trends, measure campaign success, and make data-driven adjustments
Provide input to strategic decisions by developing business cases / plans with financial models and present to Senior Management
Develop and maintain marketing programs for new construction, renovation lease-ups, and acquisitions
Lead rebranding initiatives and develop targeted campaigns for specific neighborhoods and income demographics (e.g. families making less than 60% of local area median income)
Collaborate with property management and other cross functional teams to ensure successful delivery of local market needs and effectiveness of marketing programs
Develop and manage social media campaigns to promote properties and engage potential residents
Oversee junior members of the marketing team by clearly stating goals and objectives
Establish approval processes to ensure all marketing materials align with strategic and creative standards set forth by WPI
Ability to create certain aspects of marketing packages utilized in connection with financing or selling individual properties
Qualifications
Experience, knowledge and understanding of, or strong interest in, affordable housing and / or marketing of income-restricted units is strongly preferred but not required
High level of initiative, adaptability, and problem-solving with a collaborative mindset
Proven ability to lead strategy and execution across multiple marketing channels and departments
High level of proficiency in Microsoft Office including Word, Outlook, and Excel
Excellent written and verbal communication skills
Impeccable attention to detail and work quality
Bachelors degree in Marketing, Business, or related field is preferred
5+ years of relevant work experience
Bi-lingual in Spanish is desirable but not required
Authorization to work in the U.S. is required
