Community Manager Responsibilities
- Personnel Management : screen, hire, train, coach, and develop on‑site staff; maintain staff schedules and assignments; address performance issues.
- Financial Management : achieve net operating income through cost control and revenue improvement; develop yearly budgets and forecasts; reconcile deposits, rent collections, and vendor invoices; ensure accurate property closeout reports.
- Strategic Leasing Management : develop yearly marketing plans; lead effective leasing techniques and resident retention programs; manage resident complaints and requests to ensure satisfaction.
- Administrative & Maintenance Management : provide excellent customer service; monitor service request turnaround; maintain property appearance; manage emergency response and maintenance activities.
Education and Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years of related experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Basic computer skills and knowledge of on‑site software, Fair Housing Laws, and OSHA requirements.Physical Requirements
Regular standing or sitting for prolonged periods; frequent communication and exchange of information.Ability to move objects up to 25 lb., lift and place objects, and use machinery or power tools.Occasional ascent / descent of ladders, stairs, and scaffolding; ability to work in various environmental conditions.License / Equipment
Reliable transportation required for on‑call emergency response.
Salary Range
$75,000 – $80,000 per year.
